We publish one page per building: what it is, what drives prices inside it, and above all the sales actually recorded by the French tax administration over the past four years. Forty Nice addresses are covered so far, from the port to Cimiez and from the Carré d’Or to the Promenade. The list grows with our files.

What each page contains

Published sales, not a neighbourhood average

Each page gives the most recent transfers recorded at the address: date, price stated in the deed, floor area, outbuildings sold with the lot, price per square metre. The figures come from the French public Demandes de valeurs foncières database, published by the DGFiP. We always set out their limits: they say nothing about the floor, the view or the condition of the property.

Verified facts about the building

Lot counts and construction periods come from the national register of co-ownerships. Historic-monument protection, architect, completion date: we cite the source and we separate what is established from what is not.

A reading of the market

What widens price gaps inside the building, the points to check before making an offer, and the consultant at the agency who follows the address.

How we choose the buildings

We do not publish a page because a building has a fine name. We start from the transactions actually recorded: we aggregate apartment sales in Nice plot by plot, then attach each plot to its co-ownership. The addresses that emerge are the ones where a market exists — where a seller can rely on comparables and a buyer can place themselves.

Some prestigious addresses record only two or three sales a year. We publish them when they matter, and we say so: on those buildings no average per square metre is usable, and a valuation is built lot by lot.

Your building is not on the list?

We hold the published sales for every co-ownership in Nice, not only for those that have their own page. Give us an address and we will send you the transfers recorded in your building, and read them with you.
