Selling

How much does a valuation cost?
Our online valuation tool is free to use and gives you a first bracket in a few minutes. A written valuation report, handed over in person and argued room by room, is charged at €500 including VAT, in line with our fee schedule.
What are your selling fees?
Under a sole agency mandate: 5% of the sale price including VAT, with a minimum of €5,000 including VAT. Under an open mandate: a tiered scale (8%, then 7%, then 6%). Fees are only payable if the sale completes. The full detail, lettings included, is on the Our fees page.
What do those fees cover?
Professional photography, video, distribution across our own channels and the premium portals, access to the MLS Côte d’Azur network, 3D visualisations and the handling of the file through to signature at the notary’s. None of it is charged to you on top.
How long does a sole agency mandate tie me in for?
Three months firm, then tacit renewal. We explain why we hold to it — and what it changes in practice for a seller — in The exclusive mandate.
Which surveys do I have to provide?
It depends on the age of the property, its installations and its address. We have gathered the full list, the periods of validity and what changes in co-ownership on the Property surveys required to sell in Nice page. In practice, we tell you which ones to order at the first meeting, and in what order.
Buying and renting

What happens at a first meeting?
Sitting down, over an espresso, before price comes up at all. We listen to the project, we say what is realistic within the budget you have named, and we only show what fits.
Do I pay anything as a buyer?
No. Unless specifically agreed otherwise, agency fees are payable by the seller and are included in the price shown in our listings.
What are the fees on a letting?
For residential and furnished lettings: €10 per square metre for the viewing, the file and the drafting of the lease, and €3 per square metre for the inventory of fixtures, payable by the tenant, within the statutory caps. The landlord scale is on the Our fees page.
Which areas do you cover?
Nice above all, and the eastern side of the bay in particular: the port, Riquier, Mont Boron, the Old Town. We also follow properties in Villefranche-sur-Mer, Beaulieu-sur-Mer, La Turbie, Saint-Laurent-du-Var and, from time to time, in Cannes.
