The first meeting, over an espresso
At terrazzo.immo, the first meeting takes place sitting down, at the agency’s terrazzo bar, with an Italian espresso in front of you. No file open, and before there is any question of price.
We listen to the project first: why sell or buy, on what timeline, under what constraints. This is not a courtesy formality, it is what determines everything that follows.
Four parking spaces are reserved for you in front of the agency, at 10 quai Papacino. On the Port of Nice, that detail changes an appointment.

Setting the right price
We do not value on instinct. Every figure is built on the transactions actually signed in your building and in your street, then tested against the property’s surroundings: noise, sunlight, transport, planned urban projects.
The tool cross-references transaction databases, cadastral data and environmental analysis; the consultant then arbitrates, property by property. That is the precise point where an algorithm becomes an argument.
You leave with a valuation documented page by page, real comparables with floor areas and price per square metre, and a file that can be defended line by line in front of a buyer, rather than a headline price that the market will correct anyway.

Making the property desirable, then showing it
The photographs for our listings are entrusted to a professional photographer specialising in real estate, from outside the agency, and are accompanied by a short film that works vertically for social media. We do not take the pictures ourselves: a one-million-euro property is not sold with images shot on a phone.
For a property in need of refreshing, we publish 3D projections generated by artificial intelligence alongside the listing: the buyer sees the potential rather than the work.
Viewings are conducted in an electric vehicle, in town as well as along the coast. It is more pleasant, and it is consistent with the rest of our commitments.

Publishing, distributing, and reporting back
Your listing lives with us first. Every property has its own indexed page on terrazzo.immo, photographs served in high definition, a contact form and a call-back request: it is the only shop window where your property is not lost among those of your competitors.
Then come our social media channels, produced at the agency, the premium portals, and the MLS Côte d’Azur, created in 2001: 500 accredited agencies, 2,000 approved agents, 5,500 transactions a year for more than €1.5 billion, and 10,000 new mandates offered every year. Only a sole agency mandate can enter it.
And you will always know where your property stands: a written update every week, a report on every viewing within twenty-four hours, distribution statistics every month, a situation review at six weeks and the assessment at the end of the three months. Securing the offer, then the deed
A sale is almost never lost at the moment of the offer. It is lost between the offer and the deed.
We check the buyer’s standing and the solidity of their financing before passing the offer on to you, we gather the documents and the statutory surveys in advance, and the preliminary contract is signed electronically. A dedicated area of the agency, secure and confidential, is set aside for these exchanges.
The legal chain is entirely paperless: no handwritten document, no expired certificate, no unnecessary signing delay. You obtain a complete file on the day the notaire asks for it.
