The Old Town and the Garibaldi quarter touch but do not resemble one another: on one side the tangle of Genoese lanes and the cours Saleya, on the other an eighteenth-century arcaded square and ordered buildings. Two different markets, a hundred metres apart. Our office is a few minutes away, on the port.

The Old Town and Garibaldi in brief
Two quarters, two logics
The Old Town is a dense medieval fabric: narrow lanes, tall buildings pressed together, little light at street level, a great deal of life. Garibaldi, laid out in the eighteenth century on the model of the royal squares, offers ochre arcaded façades, open perspectives and a more regular building stock.
The heart of life in Nice
The cours Saleya and its market, place Rossetti, place Garibaldi, direct access to the beach and to the port: this is the liveliest part of the city, by day and by night.
Complete connections
The tramway, the immediate proximity of the port, the Promenade and the bus station: you live here without a car, which is just as well, since parking is difficult and expensive.
What sort of property will you find in the Old Town and Garibaldi?
The Old Town is a market of small and mid-sized apartments: studios, one- and two-bedroom flats, often without a lift, sometimes renovated with great care, with beams, vaults and terracotta floors. Genuinely bright properties, on a high floor or facing a square, are scarce and command a premium.
Garibaldi offers more classical bourgeois apartments, with fine ceiling heights, a few large family apartments, and buildings that are on the whole better maintained.
The criteria that make the difference: light, decisive in so dense a fabric, the floor and whether there is a lift, quiet — a bedroom over a street where the bars empty out is not worth the same —, the quality of the renovation and any outdoor space, exceptional here.

Price levels in the Old Town
€5,000 to €7,000 per square metre in the ordinary market; €7,000 to €9,500 for the best addresses, renovated properties and high floors.
This is the central part of Nice with the widest spread. Two 45 m² apartments on the same street can be 40 % apart depending on the floor, the light and the condition. A property in the Old Town is never valued at the average price of the quarter.

Buying a flat in the Old Town: prices by size
Across the 387 flat sales recorded in the Old Town between July 2024 and June 2026, a studio trades at about €155,000 for 24 sq m, a one-bedroom at about €223,000 for 38 sq m, a two-bedroom at about €276,000 for 58 sq m and a three-bedroom at about €385,000 for 85 sq m.
In the Old Town the price per square metre falls sharply as size increases, from around €6,600 on studios to around €5,000 on the largest flats. Anyone who has searched here knows why: small units go into short-term and furnished letting, while a large floor with no lift, on the third storey of an eighteenth-century building, speaks to a rare kind of buyer.
The most traded addresses: 12 and 8 boulevard Jean Jaurès, 8 rue de la Poissonnerie, 10 rue Saint-Vincent and 4 rue Neuve. The district-by-district detail is on our page on property prices in Nice.

The addresses that carry weight
The cours Saleya
The most sought-after frontage in the Old Town, with the flower market and an open outlook — and the bustle that goes with it.
Place Garibaldi
An ordered arcaded square, one of the finest addresses in central Nice, with apartments of classical proportion.
Place Rossetti and the cathedral quarter
The historic heart, in strong demand for holiday letting as much as for main residence.

Our properties for sale and to let in the Old Town
We market apartments in the Old Town and around place Garibaldi: renovated studios and one-bedroom flats, properties on high floors, and a few large bourgeois apartments on the Garibaldi side.
Buying in the Old Town means reading the building as closely as the flat: that is exactly what how we work with buyers covers. If you are looking to rent first, see our properties to let. The Old Town is one of the four districts where holiday-let authorisations are capped, and its older buildings often carry a clause that forbids short-term letting outright: our short-term rental management page sets out what applies before you commit.

Frequently asked questions about property in the Old Town of Nice
Can you run a holiday let in the Old Town?
Furnished tourist letting is regulated in Nice: declaration to the town hall, a registration number, and specific rules for second homes. The co-ownership rules may also prohibit it. These points are to be checked before the purchase, not after: we tell you what applies to the building concerned, and we recommend that you have your project confirmed by a legal professional.
Does noise get in the way of resale?
It reduces the number of buyers without preventing the sale. A property on a lively street does sell, but to an informed buyer and at a price that reflects it. The worst outcome is to discover it at the offer stage: better to say so upfront.
What is my apartment in the Old Town worth?
The floor, the light and the condition weigh more than the floor area. We carry out a free and confidential valuation, on site, based on the real sales in the street and the streets around it.
Is Garibaldi more expensive than the Old Town?
For comparable size and condition, yes, generally. The building stock is more regular, the buildings better maintained, the apartments brighter, and the quarter quieter. The gap narrows for renovated, well-lit properties in the Old Town.
