Castel Riviera in brief

The address

Rue Fontaine de la Ville links the port to Riquier, behind boulevard Stalingrad. At number 31 you are five minutes’ walk from the Lympia basin, as far again from place Riquier and its market, and a few minutes from Nice-Riquier station and the tram at the port. It is a district of main homes and buy-to-let investment, transformed over the past ten years.

The permit was issued in 2008 and amended in 2010; the residence, six storeys above ground level, was delivered in March 2013 with 150 flats in two buildings, on a project initially mixed-use and later reduced to housing alone. The national register of co-ownerships lists 296 lots, 149 of them residential and 147 parking lots, with co-ownership regulations dated September 2010: roughly one parking space per apartment, which exists nowhere else in the older housing stock of Riquier.

A recent apartment, built to current standards, with parking, in an old district where the equivalent supply is almost non-existent. Castel Riviera attracts investors first — rental demand is strong in Riquier — and first-time buyers who want the port without the works. Resale liquidity is excellent: it is the most traded building in our pages for the area.

The building is made up of small units: sales published since 2022 range from a 21 m² studio to a 68 m² three-room flat, and two-room flats of 37 to 49 m² account for most of the transfers. People buy here to let, or as a first home, rarely for a large family apartment.

What sets the price: the floor and the aspect — onto the street or the inside of the residence —, the terrace, whether the parking space is included in the sale — most published transfers come with one ancillary lot — and condition, more homogeneous than in older buildings twelve years after delivery.

Castel Riviera trades within a narrow band: across the thirty-five sales published since 2022, prices per square metre run from around €4,500 to €7,300, with most sales between €5,500 and €6,700/m². It is the sign of a readable market, where apartments are similar enough for comparables to speak, and where the near-systematic presence of a parking space evens out prices.

For a seller, the challenge is not to argue the residence’s price, which is known; it is to make the most of the floor, the terrace or the aspect in front of buyers who have very recent points of comparison. For an investor, it is an address where the yield can be calculated on real data.
