Le Palais des Arts stands at 144 rue de France, in Les Baumettes, between boulevard Gambetta and the Fine Arts museum, one street back from the Promenade des Anglais. Delivered in 2001, it is one of the largest recent co-ownerships in the west of the centre: 720 lots, including 241 flats and 284 parking spaces, in two buildings around a plaza — and one of the most traded addresses in Nice.

Le Palais des Arts in brief
The address
Rue de France extends the Carré d’Or westwards, parallel to the Promenade. At number 144 you are three minutes from the sea, among the shops of Les Baumettes, at the foot of the hill of the Fine Arts museum — the former Musée Chéret, linked to the residence by a monumental staircase via rue Auguste Renoir. A district of main homes and investment, cheaper than the Carré d’Or for the same distance to the beach.
A 2001 residence on the site of a school
The site housed the school of commerce and hospitality built in 1932, demolished around 1995 when it moved to the Arenas district. The residence, by Architectes Associés (Alain Belhassen, Patrice Clavel, Jean-Claude Laborde), was completed in 2001: two symmetrical stepped buildings, five to nine storeys high, frame a mineral plaza that covers the underground car parks. The national register of co-ownerships lists 720 lots, 241 of them residential and 284 parking lots, with co-ownership regulations dated February 2000.
What you are buying here
A recent apartment, built to current standards, with parking and often a terrace, one street from the Promenade and at a lower price than the neighbouring Carré d’Or. Demand is driven by investors and first-time buyers; the few large apartments also find takers. Resale liquidity is excellent.
What sort of apartment will you find at Le Palais des Arts?
The building is made up of small units: of the fifty-seven sales published from January 2022 to June 2026, fifty-three concern studios of 19 to 35 m² or two-room flats of 28 to 51 m²; three- and four-room apartments, of 46 to 79 m², are rare.
What sets the price: the floor and the aspect — onto the plaza, rue de France or the rear —, the terrace, more generous on the stepped upper floors, whether parking is included in the sale, and condition, twenty-five years after delivery.
The most recent published sales at Le Palais des Arts
Here are the three most recent sales published for this address in the official property transaction database.
- May 2026 — €270,000, 38 m², 2 main rooms, 2 ancillary lots sold with it, i.e. €7,063/m².
- April 2026 — €208,190, 33 m², 2 main rooms, 2 ancillary lots sold with it, i.e. €6,382/m².
- January 2026 — €283,000, 33 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €8,516/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Palais des Arts
Le Palais des Arts is one of the most traded buildings in our pages: fifty-seven sales published from January 2022 to June 2026. Prices per square metre run from around €4,600 to €8,900, with most sales between €5,500 and €7,500/m² and a centre of gravity around €6,600/m²; studios and two-room flats trade at similar levels per square metre here.
For a seller, this is an address where comparables are numerous and very recent: the price is defended by the floor, the terrace and the condition, not by the district. For an investor, it is one of the buildings in Nice where the yield can be calculated on the most data.

Frequently asked questions about Le Palais des Arts
Is noise an issue at 144 rue de France?
Rue de France is a busy shopping street; apartments facing the inner plaza or the rear are quiet, and the residence’s windows insulate reasonably well. We tell you before the viewing.
Is parking included?
Often. The residence has 284 parking lots for 241 flats, but each sale covers specific lots, and a studio can be sold without parking. We check the title and state clearly what is included in the price.
Are the service charges high?
A 720-lot co-ownership with lifts, underground car parks and a plaza to maintain has real charges, spread across a very large number of lots. We give you the last three financial years and the minutes of the general meetings before any decision.
