Le Majestic is the former Majestic Palace Hôtel, built between 1906 and 1908 at the foot of boulevard de Cimiez, financed by Swiss investors and originally offering more than four hundred rooms. Converted into a residential building, it now counts 408 lots and has been listed as a historic monument by the order of 14 June 2021. It is the most traded development in Cimiez.

Le Majestic in brief
The address
Number 4 boulevard de Cimiez stands at the very start of the climb, at the hinge between central Nice and the hill. It is a rare position: you keep walking access to the city centre and to transport, while enjoying the architecture and the volumes of Cimiez.
A Belle Époque palace hotel
Built between 1906 and 1908, the Majestic Palace Hôtel offered more than four hundred rooms. Colette stayed there in 1911. The building has been converted into housing: the national register of owners’ associations records 408 lots today, an order of magnitude consistent with the original hotel capacity.
What the historic-monument listing protects
The order of 14 June 2021 partially lists the scheme: the main building — its five blocks, elevations, roofs and accesses —, the entrance hall and stairwell of block C, the garden-belvedere, the building known as « Les Pavillons », the Villa Majestic, the former restaurant room and the former Ladies’ salon with its decorative scheme. Works on these parts fall under a specific consent regime.
What sort of apartment will you find at Le Majestic?
Across 408 lots, supply is wide: from the studio created by subdividing the rooms to the very large apartment of more than 230 m². The sales published since July 2024 cover that whole range, from 26 to 300 m².
What opens the price gaps: the floor and the aspect, the ceiling height and the surviving decorative work, the state of renovation and the feasibility of works given the protection. In a scheme of this size, two lots of the same size can belong to entirely different markets.
The most recent published sales at Le Majestic
Here are the three most recent sales published for this address in the official property transaction database.
- June 2026 — €600,000, 92 m², 3 main rooms, 1 ancillary lot sold with it, i.e. €6,487/m².
- June 2026 — €890,750, 129 m², 3 main rooms, 1 ancillary lot sold with it, i.e. €6,927/m².
- March 2026 — €1,300,000, 300 m², 4 main rooms, 2 ancillary lots sold with it, i.e. €4,333/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.

What sets the price of an apartment at Le Majestic
Le Majestic trades below the ridge addresses of Cimiez, which its position at the foot of the boulevard and the unevenness of the lots explain. That is also what makes it one of the rare affordable ways into a protected Belle Époque building.

Frequently asked questions about Le Majestic
Is Le Majestic a classified historic monument?
It is partially listed (inscrit), by the order of 14 June 2021, not classified (classé). The listing covers the main building, certain common parts, the garden-belvedere and several ancillary volumes. It requires prior notification of works on those parts.
Why is Le Majestic the most sold building in Cimiez?
Because it has 408 lots. Mechanically, a development of that size generates several dozen mutations over four years. That is a real advantage for a seller: comparables exist, and a valuation can rest on sales in the same building.
Is the location really Cimiez?
Le Majestic is at the very start of the boulevard, at the hinge with the centre. You have walking access to the city centre, which the ridge addresses do not offer. It is an asset day to day, and it explains part of the price difference with the top of the hill.
What is my apartment at Le Majestic worth?
The floor, the aspect and the condition count for more than the floor area. We carry out a free and confidential valuation, on site, based on the sales actually recorded in the building.
