Letting your property in Nice: where to start
You own a flat in Nice and you want to let it. Two questions come up, always in this order: at what rent, and how much of it do you want to handle yourself.
Some owners ask us only to find the tenant and take over from there. Others hand us the property for the length of the lease and never think about it again. Both are defensible: it depends on your availability, on how far away you live, and on how many units you own.
If you are still weighing letting against selling, start with a valuation — a rental yield means nothing without the capital value behind it.
If you are weighing a long let against a holiday let, our short-term rental management page compares the two and sets out what the City of Nice allows before you decide.

Setting the rent, then choosing the tenant
The rent. A rent set too high is never recovered. It costs weeks of vacancy that a later reduction will not make up. We work from lettings actually signed in your street and, where we have them, in your building — not from online listings, which show asking prices rather than agreed ones.
In Nice the floor, the aspect, the lift, the parking and the condition of the kitchen and bathroom open gaps that floor area alone does not explain. Rental demand also behaves differently in Riquier, around Masséna-Wilson and on the port. We tell you what lets quickly in your area, and what does not.
The tenant. Listing on the portals and to our own applicant files, accompanied viewings, then the part that decides everything: checking the applications. Identity, income, employment, guarantor or eligible guarantee scheme, consistency of the documents. We put the shortlisted applications in front of you with our reading of each. The choice stays yours.

The lease, the inventory, the handover
A compliant lease with complete annexes, current surveys, the deposit collected, and an entry inventory recorded and photographed room by room.
This is the stage most often rushed, and it is the one that decides how a dispute ends two years later. A vague entry inventory means a deduction from the deposit you will not be able to justify when the tenant leaves.
Lease and inventory are signed electronically. You receive the full file, and so does the tenant.

Day-to-day management
If you hand us the management, you deal with one person and one statement.
- Collection of rent and charges, receipts to the tenant, and collection of the deposit.
- A management report every month, by email, covering everything received and spent. The accounts are settled once a year.
- Payment out to you by bank transfer from the 10th of the month.
- Chasing from the first day of arrears, and handling non-payment if it takes hold.
- Annual rent review against the index set in the lease, and annual reconciliation of charges against the managing agent’s accounts.
- Routine repairs: quotes, a decision taken with you before anything is committed, and a check that the work was done.
Funds pass through a dedicated client account, covered by a financial guarantee of €120,000.

Our fees
Management: 8 % including VAT of the monthly rent, charges included. Payable by the owner alone, deducted from each statement.
Letting the property. Payable by the landlord: €2/m² for introduction and negotiation, €10/m² for viewings, vetting the application and drawing up the lease, €3/m² for the entry inventory. The tenant pays €10/m² and €3/m² for the inventory, within the ceilings set by French law.
Charged separately, because it falls outside day-to-day management: opening a litigation file €500 incl. VAT, handling an insurance claim €500 incl. VAT, attending a building general meeting on your behalf €350 incl. VAT. Help with your property income tax return is offered as an option, which you are free to decline.
The full scale, sales and lettings, is displayed at the agency and on our fees page. If you are looking for a home rather than letting one out, see how we work with tenants and the properties we have available.
