Le Florian stands on the northern edge of the Lympia basin, on quai Papacino, at the point where the port of Nice closes onto the city. It is a 1970s building by the architect Charles Marra, whose apartments look out over the boats and, for the best placed, towards the Castle hill. It is also our own building: we work here every day.

Le Florian in brief
The address
Quai Papacino starts at place de l’Île-de-Beauté and runs along the western side of the Lympia basin, continuing as quai Lunel towards the “I Love Nice” viewpoint and Rauba-Capeu. The terrazzo.immo agency is at the foot of the building, at 10 quai Papacino. The Old Town and place Garibaldi are five minutes on foot, tram line 2 stops at Port Lympia, and the first beaches are a few hundred metres away. It is one of the rare places in Nice where you live on the water without being on the Promenade.
A building from the rebuilding of the port
Le Florian was completed between 1969 and 1975 to plans by the architect Charles Marra, during the campaign to renew the port quays. The development is split across two adjoining owners’ associations, for 58 residential lots in total. Beware of the name: another Nice building is also called Le Florian, at 31 rue Delille.
What you are buying here
An address, a view and a way of life. The basin, the ochre façades of the port, the restaurants on quai Lunel, the market on place Garibaldi. Apartments on upper floors, in the front row over the quay, form the top of the building’s market; those facing the rear or on lower floors belong to a quite different price bracket.
What sort of apartment will you find at Le Florian?
Le Florian is above all a building of studios and one-bedroom apartments, with a proportion of two- and three-bedroom flats on the upper floors. Sizes run roughly from a 25 m² studio to apartments of 130 m² and more.
Three things open the price gaps: which way the apartment faces — over the port or onto the courtyard — the floor and the ceiling height, and whether a parking space comes with it, a scarce commodity on the port. The building has been fully renovated, façades included, and most of the apartments sold recently came with renovated interiors and ancillary lots — a cellar and parking. Its neighbour, l’Arsenal at 8 quai Papacino, was the first of the two buildings to be renovated and will house a cosmetic surgery clinic in the coming months.
The most recent published sales at Le Florian
Here are the three most recent sales published for this address in the official property transaction database.
- June 2026 — €1,450,000, 106 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €13,718/m².
- June 2026 — €1,110,000, 101 m², 4 main rooms, 1 ancillary lot sold with it, i.e. €11,001/m².
- May 2026 — €875,000, 58 m², 2 main rooms, 2 ancillary lots sold with it, i.e. €15,034/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Florian
On the port frontage, renovated apartments with a view over the basin trade appreciably above rear-facing apartments in the same building. The front row, the floor and the view account for most of the spread recorded above — far more than floor area does.

Frequently asked questions about Le Florian
Is Le Florian a noisy building?
The port is alive: terraces, boat movements, a busy summer. Lots facing the quay on lower floors are the most exposed; higher up, or on the courtyard side, the picture is different. It is worth judging on site, at different times of day, before making an offer.
Is there parking?
Parking is the sensitive point across the whole port area. Some lots come with a space or a garage: that is a substantial element of value, and the co-ownership rules need checking to see whether it is attached to the lot or merely rented.
What are the service charges like?
They depend on which of the two adjoining associations the apartment belongs to, as the two entities do not share the same basis. We give you the minutes of the general meetings and the calls for funds for the last three financial years before you decide anything.
What is my apartment at Le Florian worth?
The floor, the view and the condition matter more than the floor area. We carry out a free and confidential valuation, on site, based on the sales actually recorded in the building and along the quay.
