Le Moonlight stands at 17 boulevard Carnot, on the Basse Corniche, just past the port of Nice at the foot of Mont Boron. A curved building delivered in 1974 to plans by Jacques Sadziak, it has 232 lots, including 72 flats and 64 parking spaces: a seafront address with a parking space for almost every apartment, five minutes from the Lympia basin.

Le Moonlight in brief
The address
Boulevard Carnot leaves the port eastwards and follows the sea to Villefranche. At number 17 you are still within walking distance of the port and its restaurants, with the sea below and Mont Boron above. This is the urban Basse Corniche: the head-on sea view of the large residences, without leaving the city.
A 1970s building designed for the view
The permit was filed in 1969 and the building, eight storeys above ground level, delivered in 1974. Its arc-shaped plan, set back from the boulevard whose curve it follows, turns the apartments towards the sea; the ground floor houses shops. The national register of co-ownerships lists 232 lots, 72 of them residential and 64 parking lots, with co-ownership regulations dated February 1972.
What you are buying here
A seafront apartment with a terrace and parking, in a medium-sized co-ownership at the hinge between the port and Mont Boron. Buyers are a mix of owner-occupiers, pied-à-terre owners and investors on the smaller units; the large apartments with a head-on view rarely come up and go quickly.
What sort of apartment will you find at Le Moonlight?
Sales published since 2022 range from a 26 m² studio to a 94 m² four-room apartment: the building mixes numerous small units with two- to four-room flats of 58 to 94 m² that carry most of the value.
What sets the price: how directly the apartment faces the sea and the floor, the depth of the terrace, condition, fifty years after delivery, and whether parking is included: most published transfers come with one or two ancillary lots.
The most recent published sales at Le Moonlight
Here are the three most recent sales published for this address in the official property transaction database.
- September 2025 — €155,000, 27.36 m², 1 main room, no ancillary lot, i.e. €5,665/m².
- July 2025 — €715,000, 63.32 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €11,292/m².
- August 2024 — €190,030, 26 m², 1 main room, 1 ancillary lot sold with it, i.e. €7,309/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Moonlight
Le Moonlight shows a wide range: across the fifteen sales published since 2022, prices per square metre run from around €5,600 to over €11,500 — the small units at one end, the best-placed two- and three-room flats at the other. The two highest sales — €11,700/m² in January 2024 for an 80 m² three-room flat, €11,300/m² in July 2025 for a 63 m² two-room flat — show what the view is worth at this address.
For a seller, the gap between the two ends of the range is justified lot by lot: floor, view and condition have to be demonstrated. For a buyer, a high price at Le Moonlight is not necessarily excessive: you have to go up and see.

Frequently asked questions about Le Moonlight
Is noise an issue at 17 boulevard Carnot?
Boulevard Carnot is the road to Villefranche, and it is busy. The building is set back from the carriageway; upper-floor apartments with recent windows are quiet, and the sea takes over from the traffic as soon as you go up. We tell you before the viewing.
Can I buy with a garage?
It is one of the building’s strengths: 64 parking lots for 72 flats, on a stretch of the Basse Corniche where parking is difficult. Not every apartment has one; when a garage is sold with the lot, it weighs on the price, as the sales above show.
Are the service charges high?
A seafront co-ownership with lifts, car parks and façades exposed to sea spray has real maintenance costs, spread here across 232 lots. We give you the last three financial years and the status of voted works before any decision.
What is my apartment at Le Moonlight worth?
Comparables exist but spread across a very wide range. We carry out a free and confidential valuation, on site, based on the sales actually recorded in the building and on what sets your lot apart: floor, view, terrace, condition, parking.
