Le Parc du Monastère stands at 2 avenue du Monastère, at the top of the hill of Cimiez, between the arena and the monastery. A residence delivered around 1965 to plans by Pierre Tobolka, it brings together four buildings in a landscaped park of almost 14,000 m²: 349 lots, including 113 flats and 122 parking spaces — more than one space per apartment, and family-sized apartments.

Le Parc du Monastère in brief

The address

Avenue du Monastère extends boulevard de Cimiez up to the monastery and its gardens. At number 2 you are at the high point of the hill: the arena park, the Matisse museum and the archaeological museum a few minutes’ walk away, Le Régina just below, the city centre a quarter of an hour by car or bus. This is family Cimiez: quiet, green, away from traffic, with schools and local shops.

Four buildings in a park

The permit was filed in early 1963 for the developer Victor-Joseph Saglia, and the complex delivered around 1965: four buildings of five storeys above ground level, set in a landscaped park on a plot of 13,955 m². The national register of co-ownerships lists 349 lots, 113 of them residential and 122 parking lots, with co-ownership regulations dated March 1964.

What you are buying here

A large 1960s apartment — most often three or four rooms — with a balcony or terrace, parking and a cellar, in a tree-lined residence. Buyers are families looking for a main home who want Cimiez without an old building and its works. Small units are almost non-existent here.

What sort of apartment will you find at Le Parc du Monastère?

The building is made up of large apartments: of the fourteen sales published since 2022, twelve concern three- and four-room apartments of 72 to 107 m², sold in almost every case with two or three ancillary lots — parking, cellar.

What sets the price: the floor and the aspect — onto the park or the avenue —, the view, open from the upper floors, the terrace, and above all condition: sixty years after delivery, the gap between an apartment in its original state and a renovated one is considerable.

The most recent published sales at Le Parc du Monastère

Here are the three most recent sales published for this address in the official property transaction database, excluding a September 2025 transfer whose price per square metre falls plainly outside the market.

  • April 2026 — €280,000, 55 m², 2 main rooms, 2 ancillary lots sold with it, i.e. €5,059/m².
  • May 2025 — €525,750, 72 m², 3 main rooms, 1 ancillary lot sold with it, i.e. €7,277/m².
  • October 2024 — €433,500, 81 m², 3 main rooms, 2 ancillary lots sold with it, i.e. €5,352/m².

These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.

They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).

Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.

What sets the price of an apartment at Le Parc du Monastère

Le Parc du Monastère trades within an accessible range for Cimiez: across the sales published since 2022, prices per square metre run from around €3,000 to €8,200, with most sales between €4,200 and €6,100/m². The two highest sales — €8,200/m² in July 2022 for 108 m² sold with three ancillary lots, €7,300/m² in May 2025 for a 72 m² three-room flat — show what condition and view are worth in the residence.

For a seller, condition sets the price: this is an address where a few targeted works before the sale change the outcome. For a buyer, it is one of the most reasonable ways to buy a large apartment with parking on the hill.

Frequently asked questions about Le Parc du Monastère

Do I need a car at Le Parc du Monastère?

It is more comfortable. The top of Cimiez is served by bus, and you can walk down to boulevard de Cimiez, but most residents live with a car — hence the appeal of a residence with more parking spaces than flats.

Is parking included?

Almost always: the residence has 122 parking lots for 113 flats, and nearly all published sales include two or three ancillary lots. Each sale, however, covers specific lots; we check the title and state clearly what is included in the price.

Are the service charges high?

A residence of four buildings in a park, with lifts, green spaces and car parks to maintain, has real charges, spread across 349 lots. We give you the last three financial years and the status of voted works before any decision.

What is my apartment at Le Parc du Monastère worth?

Comparables are numerous and homogeneous in size. We carry out a complimentary and confidential valuation, on site, based on the sales actually recorded in the residence and on what sets your lot apart: floor, aspect, terrace, condition.
