Le Palais Maeterlinck is the most exclusive address on the Nice coastline: eighteen apartments only, on an estate set as a balcony above the sea, with a private beach, a pool and a funicular down to the shore. The villa was the home of Maurice Maeterlinck, Nobel laureate in literature, who named it Orlamonde and died there in 1949.

Le Palais Maeterlinck in brief

The address

Boulevard Maurice Maeterlinck runs along the sea east of Cap de Nice, on the Basse Corniche, between Nice and Villefranche. The estate is about ten minutes by car from the port of Nice and a quarter of an hour from Villefranche. You are in Nice, in a setting that has none of its density.

From Orlamonde to a palace hotel, and from the hotel to apartments

The English villa, left unfinished in 1918, was bought in 1930 by Maurice Maeterlinck. A luxury hotel from 1990 to 2008, it was acquired for 48 million euros in 2012 by the CPI group and converted into eighteen apartments by the Nice architect Jean-Paul Gomis. The estate carries no historic-monument protection.

What you are buying here

Direct access to the sea, a beach and a pool, a private funicular, a very small number of co-owners and complete privacy. This is an international market, whose references compare neither with Mont Boron nor with the conventional Nice seafront.

What sort of apartment will you find at Le Palais Maeterlinck?

Eighteen apartments, from 80 to more than 230 m², all with outdoor space and a sea view. The 2012 conversion set a consistent standard of finish, which makes this scheme atypical: here the dominant variable is not condition, but position within the estate.

What makes the value: the floor and how frontal the view is, the area of outdoor space, proximity to the beach and the pool, and aspect. With eighteen lots, every transaction is a market event.

The most recent published sales at Le Palais Maeterlinck

Here are the three most recent sales published for this address in the official property transaction database.

  • June 2026 — €1,890,000, 80 m², 3 main rooms, 3 ancillary lots sold with it, i.e. €23,531/m².
  • December 2023 — €3,641,000, 176 m², 5 main rooms, 3 ancillary lots sold with it, i.e. €20,635/m².
  • August 2023 — €2,180,000, 123 m², 3 main rooms, 2 ancillary lots sold with it, i.e. €17,665/m².

These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.

They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).

Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.

What sets the price of an apartment at Le Palais Maeterlinck

Le Palais Maeterlinck trades at levels that have no equivalent in the rest of Nice, on an international market. With an average of one lot a year coming to market, references are scarce and the analysis has to be conducted case by case.

Frequently asked questions about Le Palais Maeterlinck

Is Le Palais Maeterlinck a historic monument?

No. The building has a remarkable history but carries no historic-monument protection. In practice that means greater freedom to carry out works than on a listed building — subject to the co-ownership rules and to the planning rules applicable to the coastline.

Are the beach and the funicular private?

They are facilities of the estate. Their conditions of use and their legal status are set by the co-ownership rules, which we provide: on an asset of this level, these points are verified against the document, never on the strength of a listing.

Where exactly is Le Palais Maeterlinck?

At 30 boulevard Maurice Maeterlinck. Several online sources, Wikipedia among them, give no. 8: that is an error, and three independent sources confirm it.

What is an apartment at Le Palais Maeterlinck worth?

Across eighteen lots, no average is usable. Value is built on the exact position within the estate and on the state of the international market at that moment. We carry out that analysis free of charge and in complete confidence.
