L’Espace Grimaldi stands on the corner of rue Maccarani and rue de la Buffa, in the heart of the Carré d’Or, halfway between place Masséna and the Negresco. A 1982 complex designed by Georges-Xavier Marguerita, it is a co-ownership of 275 lots — 68 flats, shops, a fitness centre and 104 parking spaces — where you buy a large apartment with parking in a district that has few.

L’Espace Grimaldi in brief

The address

Rue Maccarani links rue de France to boulevard Victor Hugo, in the centre of the Carré d’Or: the Promenade des Anglais a few minutes’ walk away, rue de France and its shops at the end of the street, place Masséna and avenue Jean Médecin ten minutes away. This is central Nice lived on foot, in a district of bourgeois buildings where recent buildings with parking are rare.

A 1982 complex with parking and shops

Delivered in 1982 to plans by Georges-Xavier Marguerita, L’Espace Grimaldi is a corner building of eight storeys above ground level, about 27 metres high, on a plot of almost 2,000 m². The ground floor is given over to shops and an indoor gallery, the first floor to a fitness centre, and the basement to a public car park on seven spiral levels. The national register of co-ownerships lists 275 lots, including 68 flats and 104 parking lots, with co-ownership regulations dated October 1977.

What you are buying here

A large 1980s apartment — three, four or five rooms of 87 to 150 m² in the published sales —, most often sold with two or three ancillary lots, parking and cellar. Buyers are families looking for a main home, or a large second home, who want the Carré d’Or with a lift, a terrace and a parking space. Small units are rare here.

What sort of apartment will you find at L’Espace Grimaldi?

Sales published since 2022 range from a 32 m² studio to a 150 m² five-room apartment, with thirteen of the nineteen sales concerning three- and four-room apartments of 87 to 123 m². All include at least one ancillary lot, thirteen at least two, and six include three or four.

What sets the price: the floor and the aspect, the terrace, the view from the top levels, condition and the quality of any renovation, and the number of parking spaces included in the sale.

The most recent published sales at L’Espace Grimaldi

Here are the three most recent sales published for this address in the official property transaction database.

  • April 2026 — €530,000, 68 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €7,794/m².
  • March 2026 — €220,000, 32 m², 1 main room, 1 ancillary lot sold with it, i.e. €6,912/m².
  • December 2025 — €908,310, 96 m², 3 main rooms, 1 ancillary lot sold with it, i.e. €9,462/m².

These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.

They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).

Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.

What sets the price of an apartment at L’Espace Grimaldi

L’Espace Grimaldi trades at the upper end of the Carré d’Or range for a 1980s building: across the nineteen sales published from January 2022 to June 2026, prices per square metre run from around €6,400 to €16,400, with a median around €7,800/m²; the five sales from July 2024 to June 2026 sit between €6,900 and €9,500/m², median €7,800/m². The two 2023 sales above €12,000/m² — including a 119 m² three-room apartment at €1,950,000 — show the range of outcomes possible in the building depending on floor, terrace and condition.

For a seller, the parking spaces sold with the apartment weigh on the price, and they must be stated clearly. For a buyer, this is one of the few addresses in the Carré d’Or where you can buy a large apartment with two parking spaces and no structural works.

Frequently asked questions about L’Espace Grimaldi

Is noise an issue on rue Maccarani?

The street is busy but less so than rue de France or boulevard Victor Hugo. Upper-floor apartments, those on the courtyard side or with recent glazing are quiet; those on the second and third floors above the shops a little less so. We tell you before the viewing.

Is there any parking?

Yes, and it is one of the address’s assets: the co-ownership has 104 parking lots for 68 flats, and every sale published since 2022 includes at least one ancillary lot, and thirteen of the nineteen at least two. Each sale, however, covers specific lots; we check the title and state clearly what is included in the price.

Are the service charges high?

A co-ownership of 275 lots with lifts, a multi-level car park, shops and a fitness centre has real charges, split between the various uses according to the regulations. We give you the last three financial years and the status of voted works before any decision.

What is my apartment at L’Espace Grimaldi worth?

Comparables are numerous and homogeneous in size, but floor, terrace and number of parking spaces make for significant differences. We carry out a complimentary and confidential valuation, on site, based on the sales actually recorded in the building and on what sets your lot apart.
