Le Grand Palais opens boulevard de Cimiez at the foot of the hill, ten minutes’ walk from avenue Jean Médecin. A former palace hotel of 1911 designed by Charles Dalmas and converted into apartments as early as the 1920s, it is the tallest Belle Époque building in Nice and, since 2021, a listed historic monument: 166 lots spread across nine blocks around terraced gardens.

Le Grand Palais in brief
The address
2 boulevard de Cimiez is the lowest address on the hill: you are still in town — Thiers station and avenue Jean Médecin ten minutes’ walk away, the shopping centre just below — yet already among the palace hotels, with Le Majestic next door and Le Régina, the Winter Palace and the Matisse museum higher up the boulevard. It is the Cimiez people choose when they want the view and the quiet without giving up city-centre life.
A 1911 palace hotel, now a listed monument
Built in 1911 for the hotelier Alfred Donadéi to plans by Charles Dalmas, to whom Nice also owes the Palais de la Méditerranée, the Grand Palais was on opening the tallest building in Nice, with nine storeys on a steel frame clad in masonry, one of the first of its kind in the city. The hotel was divided into apartments in the early 1920s. Façades, roofs, entrances, staircases, gardens, terraces and the remains of the former funicular were listed as a historic monument by decree of 17 June 2021. The national register of co-ownerships lists 166 lots, with no parking lot.
What you are buying here
Palace apartments: high ceilings, tall windows, generous layouts and, for the south-facing lots, a view over the city and the sea from the upper floors. Buyers are families looking for a main home and owners of a pied-à-terre with character, often from far away. On resale, the address needs no introduction.
What sort of apartment will you find at Le Grand Palais?
Sales published since 2022 range from a 59 m² two-room apartment to a 160 m² five-room apartment, with a clear majority of three-room flats of 68 to 105 m²: there are practically no studios at the Grand Palais, which makes it one of the most family-oriented buildings in our pages.
What sets the price: the floor and the aspect — south over the city and the sea, or north towards the hill —, the terrace or balcony, condition and how faithfully any renovation respects the spirit of the place, and, in a building without parking, the possibility of parking nearby.
The most recent published sales at Le Grand Palais
Here are the three most recent sales published for this address in the official property transaction database.
- May 2026 — €489,000, 76 m², 4 main rooms, no ancillary lot, i.e. €6,434/m².
- February 2026 — €722,500, 90 m², 3 main rooms, no ancillary lot, i.e. €8,023/m².
- October 2025 — €759,000, 81 m², 3 main rooms, 1 ancillary lot sold with it, i.e. €9,423/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Grand Palais
Le Grand Palais is the most traded building in Cimiez in the public database: thirty sales published since 2022. Prices per square metre run from around €3,500 to over €10,500, with most sales between €5,500 and €7,500/m² and a clear rise in the 2025 sales, all above €6,400/m² and up to €9,400/m².
For a seller, the wide range means that floor, view and condition have to be demonstrated, not asserted: an apartment in its original state on the courtyard and a renovated apartment on an upper floor facing the sea do not compare. For a buyer, it is an address where comparables are numerous and where you can negotiate with the figures in front of you.

Frequently asked questions about Le Grand Palais
What does the historic-monument listing change?
The 2021 listing protects the façades, roofs, entrances, staircases, gardens and terraces: anything touching those elements — exterior joinery, shutters, façade works — goes through the Architecte des Bâtiments de France and the co-ownership. Inside the apartments there is more freedom. It is a constraint, but it is also the guarantee that the building will stay what it is.
Is there any parking?
No. The register of co-ownerships lists no parking lot at the Grand Palais; the terraced garden is not a car park. Buyers with a car look to the streets at the bottom of Cimiez or rent a garage nearby. It is a point to build into the budget.
Are the service charges high?
A former palace hotel of nine blocks, with several staircases and lifts, gardens and listed façades to maintain, has real charges; they are spread across 166 lots. We give you the last three financial years, the minutes of the general meetings and the schedule of voted works before any decision.
What is my apartment at Le Grand Palais worth?
Comparables are numerous, but they spread across a very wide range. We carry out a free and confidential valuation, on site, based on the sales actually recorded in the building and on what sets your lot apart: floor, aspect, condition, outdoor space.
