Le Palais Mercedes stands at 54 promenade des Anglais, a few hundred metres west of the Negresco, just past boulevard Gambetta. A 1951 building designed by Georges and Michel Dikansky on the site of the villa of Emil Jellinek — the man behind the Mercedes car brand, named after his daughter —, it is a co-ownership of 55 lots made up of two- and three-room apartments of 65 to 99 m² facing the bay.

Le Palais Mercedes in brief
The address
54 promenade des Anglais is on the stretch of seafront that follows boulevard Gambetta westward: the Negresco and the Carré d’Or a few minutes’ walk away, rue de France and its shops behind, Thiers station a quarter of an hour up boulevard Gambetta. You are still in central Nice, on foot, with the Baie des Anges under your windows and a Promenade slightly less dense than around place Masséna.
A 1951 building on the site of the Villa Mercedes
The building took the place of the Villa Mercedes, the large property where Emil Jellinek lived — the businessman who, at the very start of the twentieth century, had Daimler’s cars named after his daughter Mercedes; the building has kept the name. The permit was filed in 1949 and the building delivered around 1951 to plans by Georges and Michel Dikansky, authors of many Nice buildings of the inter-war and post-war years, and built by the H. Triverio company. Six storeys above ground level, about 21 metres high, on a 1,002 m² plot. The national register of co-ownerships lists 55 lots for a building of the 1949–1960 period.
What you are buying here
A seafront apartment of the immediate post-war years, in a small co-ownership: mostly two- and three-room apartments of 65 to 99 m², with a few rare studios. Buyers are after an upmarket second home or a pied-à-terre facing the sea, often international, who want the central Promenade without the size of the large co-ownerships.
What sort of apartment will you find at Le Palais Mercedes?
Sales published since 2022 range from a 42 m² studio to a 99 m² three-room apartment, with twelve sales out of fourteen concerning two- and three-room apartments of 65 to 99 m². Six sales out of fourteen include an ancillary lot; the building is not made of parking spaces.
What sets the price: how directly the apartment faces the bay and the floor, the terrace or balcony, condition and the quality of any renovation and, in a building without parking, the possibility of parking nearby.
The most recent published sales at Le Palais Mercedes
Here are the three most recent sales published for this address in the official property transaction database.
- March 2026 — €950,000, 99 m², 3 main rooms, 1 ancillary lot sold with it, i.e. €9,596/m².
- January 2026 — €967,580, 91 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €10,633/m².
- January 2026 — €450,000, 91 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €4,945/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Palais Mercedes
Le Palais Mercedes trades at the upper end of the Promenade’s range: across the fourteen sales published from January 2022 to June 2026, prices per square metre run from around €4,900 to €12,200, with a median around €8,300/m². The 99 m² three-room apartments sold between €640,000 and €980,000 in 2022, and the two 2025 sales at €800,000 — a 65 m² two-room apartment at €12,200/m² in March, a 90 m² two-room apartment at €8,900/m² in December — show what condition and view are worth in the building.
For a seller, the small size of the co-ownership and the consistency of the surfaces make comparables readable; a renovated upper-floor lot sits at the level of the central Promenade addresses. For a buyer, the lack of parking is the main compromise.

Frequently asked questions about Le Palais Mercedes
Is noise an issue at 54 promenade des Anglais?
Yes, as everywhere on the seafront, with the nearby boulevard Gambetta here. Upper-floor apartments with recent glazing are quiet; those facing the rear more so. We tell you before the viewing.
Is there any parking?
Little: three published sales out of ten include an ancillary lot, most often a cellar. Buyers with a car turn to the neighbouring public car parks, by subscription. It is a point to build into the budget, as in most buildings on this stretch of the Promenade.
Are the service charges high?
A small seafront co-ownership, with a lift and façades exposed to sea spray, spreads its charges across few lots. We give you the last three financial years and the status of voted works before any decision.
What is my apartment at Le Palais Mercedes worth?
Comparables are few but homogeneous in size. We carry out a complimentary and confidential valuation, on site, based on the sales actually recorded in the building and on this stretch of the Promenade.
