Where flats above one million euros sell
Sales above one million euros from July 2024 to June 2026, by broad area. Where an area has fewer than twenty sales, medians are indicative.
Mont Boron, Cap de Nice and Mont Alban: the first address for a million
69 sales, 26% of the total; median price €1.40 million, €13,000 per sq m, 103 sq m. Mont Boron accounts for 33, one flat sale in four in the district; Cap de Nice for 20, more than one in three, with the highest price per square metre in the city in this segment (€15,200 median); Mont Alban for 16, one in ten. Volume is steady, between 31 and 37 sales a year since 2022, because supply is steady: hillside residences, sea views, terraces, often a pool. See our pages on Parc Haussmann, Eden Beach, Château de l’Anglais, Le Parc Vigier and Les Résidences du Cap de Nice.
Carré d’Or, Musiciens and the Promenade des Anglais
73 sales, 27%; median price €1.25 million, €10,100 per sq m, 121 sq m. Large Belle Époque and bourgeois flats and seafront buildings: here a million buys more floor area than in the east. The Carré d’Or accounts for 41, the Promenade for 22, at a median €11,700 per sq m. See Royal Luxembourg, Savoy-Palace and Espace Grimaldi.
Cimiez
31 sales, 12%; median price €1.29 million, €7,800 per sq m, 187 sq m, by far the largest median floor area in the city: buyers here pay for space, in former palace hotels and residences set in parks. See Régina, Winter Palace and Majestic.
City centre: Wilson, Dubouchage and Les Fleurs
26 sales, 10%; median price €1.11 million, €9,400 per sq m, 119 sq m. Wilson and Dubouchage account for 18, against 8 in the previous two years.
The port
20 sales, 7%; median price €1.11 million, €12,800 per sq m, 98 sq m. The fastest-growing area: 20 sales above one million euros, against 9 in the previous two years. At the port, a million is reached with less than 100 sq m, facing the harbour or on the quays. See Le Florian and Le Neptune.
Old Town and Castle Hill
17 sales, 6%; median price €1.60 million, €12,600 per sq m, 136 sq m. A narrow market, but the highest median price, driven by a handful of large flats.
West and hills
In the west (Magnan, Baumettes, Fabron, La Californie), 11 sales, median price €1.08 million, €9,500 per sq m, 146 sq m. The other districts of Nice together account for 20, including 6 that the database does not allow us to locate.
Growth against the trend
Over the past two years, the number of flat sales in Nice has held steady: 14,418 from July 2024 to June 2026, against 14,541 in the previous two years. Over the same period, sales above one million euros rose from 223 to 267. The increase came from the port (from 9 to 20 sales), Mont Boron and Mont Alban (from 31 to 49), Cimiez and the city centre; the Carré d’Or and the Promenade held steady. The median price per square metre of these sales has barely moved: €10,600 in the previous two years, €10,700 now.
Over a longer period, fewer large flats are selling: sales of 100 sq m and more fell by about 23% between 2022 and 2025. But a growing share of them exceeds one million euros, 15% in 2022 against 24% in 2025, and flats under 100 sq m cross the threshold more often: 68 over the past two years, against 48 over the previous two. Our reading: the top of the market, less dependent on mortgage lending, has held up better than the middle.

What a million buys in Nice
Four-room flats dominate: 36% of sales above one million euros, ahead of three-room flats (26%) and five-room flats (21%). In France, rooms are counted excluding kitchen and bathrooms, so a four-room flat usually has three bedrooms. Floor area depends first on the address: around 100 sq m at the port and on Cap de Nice, 110 sq m on Mont Boron, 120 sq m in the Carré d’Or and on the Promenade, over 180 sq m in Cimiez. Per square metre, the range runs from one to two and a half: one sale in ten below €7,300 per sq m, one in ten above €18,000 per sq m.
For comparison, the segment just below, from €600,000 to €1 million, counts 760 sales from July 2024 to June 2026, at €7,600 per sq m and 95 sq m median. Prices for every district, all sizes combined, are on our page Property prices in Nice.
What drives the price above one million euros
Above one million euros, buyers compare few properties, but they compare them closely. What makes the difference: the sea view and whether it is protected; the outdoor space, a terrace rather than a balcony, its orientation and whether it is overlooked; the floor, and the top floor in particular; parking, scarce at the port and in the Carré d’Or; condition and the quality of the renovation; the standing of the building, concierge, pool, gardens; and finally the co-ownership, its service charges and the works already voted. An unresolved weakness, a covered terrace, no garage, a facade renovation already voted, costs far more at this price level than elsewhere: that is where negotiation is won or lost.

Method and sources
France’s public land value database (Demandes de valeurs foncières, DGFiP), October 2026 release: sales recorded in Nice from 1 July 2022 to 30 June 2026 for the two-year comparisons, from 1 January 2022 for the annual series. Only deeds covering a single flat are included, the price including any cellar or parking sold in the same deed; sales of several flats in a single deed are excluded (95 above one million euros from July 2024 to June 2026), as are houses and villas, which understates the prestige market on Mont Boron and Cap de Nice. Prices exclude notary fees. Each sale is assigned to one of the 34 areas of our Prices page through its address and land parcel, then grouped here into broad areas. Figures have been recalculated with the same method as the Prices page; annual series may differ by a few sales from the previous version of this page. No individual sale is published.
