A listing never tells the whole story. Before any viewing, we take the time to walk you through the offer: the rent and the service charges, what they actually cover, the deposit, our fees, the length and type of lease, furnished or unfurnished, the availability date and the survey reports.

We also tell you what the photos do not show: the light, the noise, the floor and the lift, parking, the shops and the transport around the corner. You decide to visit fully informed, not on the strength of a screen.

We assess your file before we show you anything. That is our rule: identity document, proof of address, employment contract, your last three payslips or accounts, tax assessment. Everything is uploaded once, online, to a secure space.

Why beforehand? Because showing a flat to ten applicants in order to keep one wastes everybody’s time. By checking income and guarantees up front, we only arrange viewings for genuinely eligible applicants — and you only visit homes you can actually secure.

We tell you plainly where you stand. If the file will not pass as it is, we explain what is missing and how to strengthen it.

The guarantee is the heart of any letting. Most landlords take out rent guarantee insurance, which comes with strict criteria: usually a net income of around three times the rent including charges, and a stable professional situation.

We look for the solution that makes you eligible rather than turning a file away. Depending on your situation — student, young professional, self-employed, expatriate, retired — we study the right guarantee: a family guarantor, a corporate guarantor, a public scheme, or an insurer that accepts your profile.

We build the file with you and have the guarantee approved before presenting it. The landlord receives an application that is already secured, and you are spared a late refusal.

The viewing. Always accompanied, never rushed. We can collect you in the agency’s electric car if that is easier, we answer the practical questions — charges, works voted by the co-ownership, building rules, heating, insulation — and we already note what will need to go into the inventory.

Presenting you to the landlord. We do not forward a stack of anonymous files. We introduce each application: the situation, how solid the income is, the guarantee chosen, the plan, the preferred move-in date. The landlord decides on objective, argued information.

The answer comes quickly and, when it is no, it is explained.

Signing. The lease is drafted and signed electronically: legally secure, time-stamped, compliant and enforceable. You sign from home, wherever you are, without printing a single page.

The inventory of fixtures. Carried out on a tablet, room by room, with photographs, meter readings included, signed on the spot and sent to both parties immediately. It is the document that protects the tenant as much as the landlord: we give it the time it deserves.
