Le Cap de Nice, at 31-33 boulevard Maurice Maeterlinck, is one of the most recognisable schemes on the Basse Corniche: three stepped buildings with planted roofs, built between 1972 and 1981, set on the slope that carries Mont Boron on towards the Cap. 89 homes, a pool, and a sea view from almost every lot.

Le Cap de Nice in brief
The address
Boulevard Maurice Maeterlinck is the hinge between Mont Boron and Cap de Nice: it is reached from the Basse Corniche, it looks down on the sea, and the port of Nice is about ten minutes away by car. This is a residential holiday quarter, with no local shops and no heavy transport — that is the basic trade-off to accept here.
Stepped architecture
The three buildings are designed as successive terraces following the slope, with planted roofs. The principle, common on the Côte d’Azur in the 1970s, had a precise purpose: to give every apartment outdoor space in full view and to limit the visual impact of the scheme seen from the sea. Construction ran from 1972 to 1981.
What you are buying here
A view, a terrace and a pool, in a scheme of 89 lots — large enough to offer a choice, small enough to stay discreet. Not to be confused with Les Résidences du Cap de Nice, at 25 boulevard Franck Pilatte, which are in the port quarter.
What sort of apartment will you find at Le Cap de Nice?
Supply runs from the studio of around thirty square metres to the large apartment of more than 110 m². Almost every lot has a terrace, often a generous one, and that is the first element of value here.
The gaps turn on which building and which level within the terracing, the area and aspect of the terrace, how frontal the view is and parking. Condition counts, but less than position: a south-facing terrace with nothing in front of it cannot be made up for by works.
The most recent published sales at Le Cap de Nice
Here are the three most recent sales published for this address in the official property transaction database.
- March 2026 — €700,000, 69 m², 2 main rooms, 3 ancillary lots sold with it, i.e. €10,170/m².
- December 2025 — €1,020,000, 111 m², 3 main rooms, 4 ancillary lots sold with it, i.e. €9,189/m².
- December 2024 — €400,000, 33 m², 1 main room, 3 ancillary lots sold with it, i.e. €12,251/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Cap de Nice
The development offers a view-terrace-price ratio that remains more accessible than the seafront of the Cap or the great Mont Boron addresses. Turnover is steady, which gives solid references — a real advantage when it comes to selling at the right price.

Frequently asked questions about Le Cap de Nice
Is this the same as « Les Résidences du Cap de Nice »?
No. They are two separate developments about a kilometre apart. This one is at 31-33 boulevard Maurice Maeterlinck, on the corniche; the other is at 25 boulevard Franck Pilatte, on the seafront in the port quarter. Price levels and products have nothing in common.
Is the pool private to the residents?
It belongs to the owners’ association. Its conditions of use and its share of the service charges are set out in the rules and in the calls for funds, which we give you before any decision.
Can you live here year-round without a car?
With difficulty. The area is served by bus but remains far from shops and services, with a significant change in level. It is a point we prefer to make before the viewing rather than after the signature.
What is my apartment at 31-33 boulevard Maeterlinck worth?
Position within the terracing and the terrace itself dominate the value. We carry out a free and confidential valuation, on site, based on the sales actually recorded in the development.
