Le Neptune is the large residential development of the port of Nice: 240 apartments on quai des Docks, built between 1963 and 1971 by the architects Chiavacci and Erèna. Its arcaded façade and tiled roofs were designed to blend into the fabric of the port rather than stand out from it. It is today one of the most sought-after addresses on the port for smaller and mid-sized apartments.

Le Neptune in brief
The address
On the eastern side of the Lympia basin, quai des Deux-Emmanuel starts at place de l’Île-de-Beauté and becomes quai des Docks where the port’s docks begin — the spot where Le Neptune stands, at the foot of the climb towards Mont Boron. The Port Lympia tram stop is a few minutes away, and the beaches at Coco Beach and La Réserve a quarter of an hour on foot along boulevard Franck Pilatte. You are on the quieter eastern side of the port, away from the terraces of quai Lunel.
A deliberately understated development
At Le Neptune, Chiavacci and Erèna adopted a frankly neo-regional idiom: arcades, pale render, tiled roofs. The intention was to make a large development disappear into the scale of the port. The scheme comprises 240 residential lots and 227 parking spaces — a rare figure in Nice, and one that weighs on the value of individual lots.
Mind the name
Four buildings in Nice are called Le Neptune. When speaking of this one, always say « quai des Docks »: listings and valuations that confuse the addresses do circulate, and the price levels have nothing in common.
What sort of apartment will you find at Le Neptune?
Le Neptune is first and foremost a building of studios and one-bedroom apartments, often with loggias, together with a meaningful proportion of family flats on the upper floors. Sizes run from 28 to 120 m².
What opens the gaps: the view — over the basin, towards the hill, or onto the courtyard — the loggia, highly valued in this kind of scheme, the floor, and the parking space. The state of renovation does the rest: the stock has been modernised very unevenly.
The most recent published sales at Le Neptune
Here are the three most recent sales published for this address in the official property transaction database.
- June 2026 — €438,000, 36 m², 1 main room, 1 ancillary lot sold with it, i.e. €12,163/m².
- May 2026 — €1,055,000, 103 m², 4 main rooms, 2 ancillary lots sold with it, i.e. €10,243/m².
- April 2026 — €777,000, 74 m², 3 main rooms, 2 ancillary lots sold with it, i.e. €10,537/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.

What sets the price of an apartment at Le Neptune
Le Neptune spans a wide range: an unrenovated studio with no view and a large upper-floor apartment with a loggia over the basin do not belong to the same market. Demand here is genuinely deep, particularly for lettings, which keeps smaller apartments liquid.

Frequently asked questions about Le Neptune
Does Le Neptune have a concierge and a pool?
We do not publish information we have not verified with the managing agent. These things change over time and must be confirmed from the co-ownership rules and the most recent general meeting minutes, which we provide.
Is parking included?
The scheme has 227 spaces for 240 apartments: coverage is good by the standards of the port, but a lot does not automatically come with its space. It is one of the first things to check, and one of the most value-enhancing.
Is it a good place to buy to let?
The area combines the tram, the port frontage, and the proximity of the Old Town and the beaches: rental demand holds up all year. The rules applying to short-term letting in Nice change regularly and must be checked before any such plan.
What is my apartment at Le Neptune worth?
Depending on the floor, the view and the loggia, two lots of identical size can trade very far apart. We carry out a free and confidential valuation, on site, based on the sales recorded in the building.
