Le Bleu Rivage in brief

The address

Boulevard Franck Pilatte continues quai des Docks eastwards, at the foot of Mont Boron: it is the start of the Basse Corniche, facing the sea, between the Lympia basin and Coco Beach. At numbers 7 to 13 you are five minutes’ walk from the restaurants of the port and place Île de Beauté, ten minutes from Old Nice by the tunnel or the quay, with the tram and bus network on the quays. The area mixes post-war and 1960s buildings — Le Parc Vigier, Les Résidences du Cap de Nice — with a few villas, the sea on one side of the street and the hill on the other.

Two 1968 buildings by d’Amico and François-Robert

The building permit dates from 1957, amended in 1960 to add a storey; the complex was completed in 1968 for SCI Résidences Bleu Rivage on a 10,050 m² plot. The architects Pierre d’Amico and Jean François-Robert set two eight-storey buildings (about 26.50 m) around a gently sloping central square that houses the garages, with commercial premises on the ground floor along the boulevard — a Modern Movement composition recorded by the regional heritage inventory (Inventaire général du patrimoine culturel, Région Sud) as “Immeuble dit Le Bleu Rivage”. The national register of co-ownerships lists 497 lots, including 236 flats and 84 parking spaces, with co-ownership regulations dated 1959.

What you are buying here

The frontal sea view first: the floors facing the boulevard look over the Mediterranean and, in the distance, Cap d’Antibes. The housing stock is that of the 1960s — many studios and two-room flats of 26 to 67 m², three-room flats of 67 to 102 m², a few four-room flats — with long balconies, cellars and, for some lots, a garage or parking space: 26 of the 47 sales recorded since 2022 include at least one ancillary lot. Buyers fall into two groups: the second home or pied-à-terre facing the sea, and the main home of working people who want the port, the beach and the centre on foot.

What sort of apartment will you find at Le Bleu Rivage?

Sales recorded since 2022 range from a 26 m² studio to a 102 m² three-room flat: 16 studios, 16 two-room, 13 three-room and 2 four-room apartments. Studios are 26 to 40 m², two-room flats 45 to 67 m², three-room flats 67 to 102 m² — smaller than at the neighbouring Parc Vigier, hence more accessible entry prices for a seafront address.

What sets the price: the view — frontal sea, side sea or garden —, the floor, the aspect and the size of the balcony, condition — a tastefully renovated apartment sells here far above one in its original state —, and a garage, rare and sought-after on this boulevard.

Studios sold between €115,000 and €442,000, two-room flats between €220,000 and €645,000, three-room flats between €510,000 and €1,750,000 — that last sale, in October 2025, a 94 m² three-room flat with three ancillary lots at €18,600/m², is the highest price per square metre ever recorded on the boulevard.

For a seller, the address is well known and the flow of buyers is real, provided the price is set against comparables with the same view and condition — not against the building’s best sale. For a buyer, it is one of the few addresses on the eastern seafront where a studio or two-room flat facing the sea can still be found below €400,000; the garage and the renovation then make the difference.
