The Carré d’Or and the Musiciens quarter form the bourgeois centre of Nice: a handful of streets between the Promenade des Anglais, avenue Jean Médecin and boulevard Victor Hugo, where the mansion blocks of the late nineteenth century and the large family apartments are concentrated. It is the area I follow personally.

The Carré d’Or and Les Musiciens in brief
A tight perimeter
The Carré d’Or is drawn roughly between rue Masséna, rue de France, boulevard Victor Hugo and avenue Jean Médecin. Les Musiciens extends it westwards, around rue Verdi, rue Rossini, rue Berlioz and rue Gounod. A few hundred metres are enough to change market.
Everything on foot
The sea five minutes away, place Masséna, the shops of rue de France and rue Masséna, the tramway, Thiers station a quarter of an hour away. It is the part of Nice where you can most easily do without a car — which offsets the scarcity of parking.
A consistent building stock
Belle Époque mansion blocks, ordered façades, well-kept entrance halls, lifts either period or renewed, apartments with fine ceiling heights, mouldings, parquet floors and fireplaces.
What sort of property will you find in the Carré d’Or and Les Musiciens?
The area is dominated by large bourgeois apartments: three-, four- and five-bedroom flats of 100 to 200 m², often dual-aspect, sometimes divided and later reinstated. There are also well-proportioned one- and two-bedroom apartments, in strong demand as second homes, and a few exceptional properties on the top floors, with a terrace.
What makes the price here: the floor and whether there is a lift, the light — the streets are narrow and a first floor over the courtyard has nothing to do with a fourth floor on the street —, the state of renovation, the survival of original features, and parking, scarce and therefore decisive.

Price levels in the Carré d’Or
€8,000 to €10,000 per square metre, depending on the building, the floor and the condition.
The best addresses, on a high floor, tastefully renovated and with outdoor space or a parking place, trade at the top of the range. An apartment in need of refreshing, on a low floor or on a busy street, sits well below. The gap between two apartments of the same size in the same building commonly exceeds 25 %.

Buying a flat in the Carré d’Or: prices by size
Across the 975 flat sales recorded in the Carré d’Or and Les Musiciens between July 2024 and June 2026, a studio trades at about €190,000 for 27 sq m, a one-bedroom at about €310,000 for 48 sq m, a two-bedroom at about €520,000 for 75 sq m and a three-bedroom at about €696,000 for 97 sq m.
This is a deep market — close to a thousand sales in two years — and a uniform one: the price per square metre stays between €6,700 and €7,300 whatever the size. In other words, floor area buys little or no discount here. What makes the difference is the building — a well-kept nineteenth-century block does not compare with a 1960s construction on the same street.
The most traded addresses: 1 rue Berlioz, 24 rue Gounod, 50 boulevard Victor Hugo (Le Splendid), 38 rue Paul Déroulède and 20 rue Verdi (Le Verdi Gounod). The district-by-district detail is on our page on property prices in Nice.

The addresses that carry weight
Rue Masséna and rue de France
The pedestrian shopping spine, much sought after for its street life, with the trade-off of evening bustle.
Boulevard Victor Hugo
One of the finest avenues in Nice, lined with plane trees, with buildings of real standing and apartments of vast proportions.
The Musiciens quarter
Rue Verdi, Rossini, Berlioz, Gounod: quieter than the Carré d’Or, with the same building stock and values slightly behind.
La Résidence du Palais, 29 rue de France
One of the few recent co-ownerships in the Carré d’Or, completed in the early 2000s: 337 lots, 109 flats and 105 parking spaces, one street back from the Promenade. See the La Résidence du Palais page.
Le Splendid, 50 boulevard Victor Hugo
A 1965 residence in the heart of Les Musiciens, paired with a four-star hotel: 287 lots, 92 flats and 82 parking spaces, the most traded building in the district. See the Le Splendid page.
La Résidence Île-de-France, 90 rue de France
A 1978 building by Jean and Paul Bessi on the corner of boulevard Grosso: 298 lots, 115 flats and 111 parking spaces, two streets from the Promenade. See the La Résidence Île-de-France page.
L’Espace Grimaldi, 11 rue Maccarani
A 1982 complex by Georges-Xavier Marguerita on the corner of rue de la Buffa: 275 lots, 68 flats, 104 parking spaces, shops and a fitness centre; large apartments with parking in the heart of the Carré d’Or. See the L’Espace Grimaldi page.
Le Verdi Gounod, 20 rue Verdi
A 1967 corner building by René Livieri in the heart of Les Musiciens: 156 lots, 54 flats, 66 parking spaces, shops at street level; three- and four-room apartments of 75 to 107 sq m. See the Le Verdi Gounod page.

Frequently asked questions about property in the Carré d’Or
Is the Carré d’Or a good buy-to-let area?
Rental demand holds up all year, driven by professionals, the liberal professions and students at private schools. Gross yield stays moderate given the purchase price; the interest of the area lies above all in the stability of value and the ease of re-letting.
Do you need parking to sell in the Carré d’Or?
It is not essential, but it is a strong argument. A parking space within the development, or one rented nearby, appreciably widens the pool of buyers, particularly for large family apartments.
What is my apartment in the Carré d’Or worth?
The building, the floor and the aspect count as much as the floor area. We carry out a free and confidential valuation, on site, based on the real sales in the area — not on an average per square metre.
Are major works frequent in these older buildings?
Façade repainting, lift upgrades, replacement of risers: yes, these buildings vote works regularly. It is a point to examine in the minutes of the general meetings before making an offer, and a legitimate subject for negotiation.
