Le Parc Vigier is the large development on boulevard Franck Pilatte, between the mouth of the port and Coco Beach, at the foot of Mont Boron. 242 apartments completed between 1965 and 1967 on the grounds of the former Villa Vigier, whose garden had been laid out by Haussmann’s head gardener in Paris. The historic park is still there — but it is public.

Le Parc Vigier in brief
The address
Boulevard Franck Pilatte runs along the sea from the port jetty to Coco Beach. You are ten minutes on foot from the Lympia basin, a few hundred metres from the beaches at La Réserve, and at the start of the paths that climb Mont Boron. It is a seafront without the traffic of the Promenade des Anglais.
The Vigier estate and its park
The park was planted in the nineteenth century for Baron Vigier; its design is attributed to Barillet-Deschamps, Haussmann’s head gardener. The first Phoenix canariensis planted in Europe stood here. One point to know before buying: the park was given to the City of Nice in 1963 in exchange for development rights. It is public — you do not buy it, you have it on your doorstep.
What you are buying here
A seafront, planted grounds, and a scheme large enough to hold anything from a studio to a substantial family apartment. The relationship to the sea varies sharply from one block and one floor to another: it is the single biggest price driver in the development.
What sort of apartment will you find at Le Parc Vigier?
The development covers the whole range, from studios to large family apartments of more than 100 m², with the majority of lots between 60 and 90 m². Many have a balcony or a loggia.
The gaps turn on the sea view — frontal, oblique or absent — the floor, the aspect, the depth of the balcony and the parking. The same floor plan can be worth twice as much depending on where it sits in the scheme.
The most recent published sales at Le Parc Vigier
Here are the three most recent sales published for this address in the official property transaction database.
- June 2026 — €1,090,000, 81 m², 3 main rooms, 1 ancillary lot sold with it, i.e. €13,414/m².
- April 2026 — €265,000, 31 m², 1 main room, 1 ancillary lot sold with it, i.e. €8,529/m².
- October 2025 — €1,104,000, 91 m², 2 ancillary lots sold with it, i.e. €12,132/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Parc Vigier
Le Parc Vigier shows one of the widest price ranges in the area, precisely because the sea view is so unevenly distributed. Front-facing lots on upper floors form a market of their own, with little supply and international demand.

Frequently asked questions about Le Parc Vigier
Does the park belong to the development?
No. The Parc Vigier was given to the City of Nice and is open to the public. It is a remarkable setting and a genuine amenity, but it is not a private space belonging to the development: any listing that presents it as such is inaccurate.
Which beaches are nearby?
Coco Beach and the beaches at La Réserve are a few minutes on foot, with the rocky access typical of this stretch of coast. It is a very different seaside from the pebble beaches of the Promenade.
How well connected is it?
Boulevard Franck Pilatte is linked to the centre by bus, and the Port Lympia tram stop is about ten minutes on foot. For daily life without a car, it is worth assessing honestly, particularly given the gradient.
What is my apartment at Le Parc Vigier worth?
The view and the floor dominate everything else in this development. We carry out a free and confidential valuation, on site, based on the sales actually recorded in the scheme.
