Le Chambord stands at 19 boulevard Franck Pilatte, at the corner of rue d’Alicante and montée du Commandant Octobon, facing the sea between Le Bleu Rivage and Le Parc Vigier. A seven-level residence completed around 1962 to plans by Pierre Jensen — the architect of Le Parc Haussmann —, 83 apartments over three entrance halls, and some of the highest prices on the boulevard: 15 sales recorded since 2022, median close to €8,800/m², two 2024 sales above €10,000/m².

Le Chambord in brief
The address
Boulevard Franck Pilatte continues quai des Docks eastwards along the sea, at the foot of Mont Boron. At number 19, Le Chambord backs onto the hill, on the montée du Commandant Octobon side: the sea is opposite, across the boulevard, and Coco Beach a few hundred metres away. The quays of the port, its restaurants and place Île de Beauté are five minutes’ walk, Old Nice ten, and the Basse Corniche buses stop outside the building.
A 1962 residence by Pierre Jensen
The building permit was filed in July 1959 and granted on 3 March 1960; the co-ownership regulations date from 25 March 1960 and the building was completed around 1962 for SCP Résidence Chambord. The architect, Pierre Jensen, also designed Le Parc Haussmann on Mont Boron: the same Modern Movement language, light façades, long balconies turned towards the sea. The building has six storeys above the ground floor (about 23 m) and 83 apartments over three entrance halls, on a 3,517 m² plot. The national register of co-ownerships lists 185 lots, including 78 flats and 24 parking spaces.
What you are buying here
The sea in front and Mont Boron behind, in a 1960s residence of standing that has kept its proportions: studios of 31 to 34 m², two-room flats of 54 to 58 m², three-room flats of 70 to 87 m², with a balcony or terrace on the south façade. Lots almost always come with a cellar and sometimes a garage, a scarce commodity on this boulevard: 14 of the 15 sales recorded since 2022 include at least one ancillary lot. Buyers come for a main home with a view, a pied-à-terre facing the sea, or a rental investment that lets effortlessly.
What sort of apartment will you find at Le Chambord?
Sales recorded since 2022 range from a 31 m² studio to an 87 m² three-room flat: 6 studios, 4 two-room and 5 three-room apartments. Sizes are consistent — studios of 31 to 34 m², two-room flats of 54 to 58 m², three-room flats of 70 to 87 m² — which makes comparisons between lots reliable.
What sets the price: the façade — sea or hill —, the floor, the depth of the balcony, condition — a tastefully renovated apartment sells here above €10,000/m², an original-condition lot well below —, and a garage, which weighs heavily in an area where parking is hard to find.
The most recent published sales at Le Chambord
Here are the three most recent sales recorded for this address in the official property transaction database. No sale was recorded there in 2025: the address turns over slowly.
- April 2024 — €815,871, 70 m², 3 main rooms, 2 ancillary lots sold with it, i.e. €11,655/m².
- April 2024 — €584,180, 58 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €10,072/m².
- December 2023 — €365,000, 34 m², 1 main room, 1 ancillary lot sold with it, i.e. €10,735/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Chambord
Le Chambord trades at the top of the boulevard: across the 15 sales recorded since 2022, prices per square metre run from around €3,900 — two sales of 31 m² studios at very low prices, probably off-market — to €11,700, with a median close to €8,800/m². Two-room flats sold between €450,000 and €584,000, three-room flats between €566,000 and €935,000 — an 87 m² three-room flat in December 2022 at €10,700/m², a 70 m² three-room flat in April 2024 at €11,700/m², the building’s highest.
For a seller, the address is known to buyers looking at the eastern seafront, and lots are few: a well-presented apartment at the right price sells quickly. For a buyer, it is one of the buildings on the boulevard where a frontal sea view is priced at its true value — the difference lies in condition, floor and garage.

Frequently asked questions about Le Chambord
Does Le Chambord have a sea view?
The apartments on the south façade look at the sea over the boulevard, with the port to the right and Cap de Nice to the left; those at the back face the hill and montée du Commandant Octobon, in quiet surroundings. The three halls do not serve the same lots: we tell you, before the viewing, which side and which floor the apartment is on.
Are there garages at Le Chambord?
The register of co-ownerships lists 24 parking lots for 78 flats: only some apartments have one, and a lot sold with its garage commands a clearly better price on this boulevard. We check the title and state clearly what is included in the price.
What about charges and works?
A 1962 building with three lifts and three halls has real charges, and façade or waterproofing works come round periodically. We give you the last three financial years and the status of voted works before any decision, for the co-ownership and for the lot.
What is my apartment at Le Chambord worth?
Comparables are consistent in size but very dispersed in price: between an original-condition studio on the hill side and a renovated three-room flat facing the sea, the gap per square metre is threefold. We carry out a free and confidential valuation, on site, based on the sales actually recorded in your building and on the characteristics of your lot.
