Le Winter Palace is the former hotel of the same name, designed by the architect Charles Dalmas and inaugurated for the 1905 season, at 82 boulevard de Cimiez. Dalmas made an unusual choice for a palace hotel: a horizontal composition, of measured proportions, in a large park. The national register of owners’ associations records 57 lots there today.

Le Winter Palace in brief
The address
Number 82 boulevard de Cimiez sits on the upper part of the hill, between the arena and the monastery. It is the greenest part of Nice itself, about ten minutes by car from the centre, with no tram service.
A palace hotel against the grain
Where the Belle Époque palace hotels sought verticality and monumental effect, Charles Dalmas chose a domestic scale for the Winter Palace: a horizontal development, a limited height, and a park whose planting rises above the perimeter balustrade. White stucco lets the grey stone show through.
What you are buying here
An apartment in a former palace hotel, but in an owners’ association of only 57 lots — an order of magnitude with nothing in common with the 141 lots of Le Régina or the 408 of Le Majestic. That is the combination sought here: the architecture and the park of a palace hotel, the discretion of a small building.
What sort of apartment will you find at Le Winter Palace?
Supply covers a wide spectrum, from the one-bedroom apartment of around forty square metres to large apartments of over 200 m². The sales published below illustrate that range, and the price gaps that go with it.
What makes the value: volume and ceiling height, aspect and outlook, the state of renovation and the position within the park. Across 57 lots, every sale is a market event.
The most recent published sales at Le Winter Palace
Here are the three most recent sales published for this address in the official property transaction database.
- June 2025 — €1,280,000, 121 m², 4 main rooms, 1 ancillary lot sold with it, i.e. €10,537/m².
- June 2025 — €1,285,900, 121 m², 4 main rooms, 1 ancillary lot sold with it, i.e. €10,627/m².
- June 2025 — €205,000, 39 m², 2 main rooms, i.e. €5,284/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.

What sets the price of an apartment at Le Winter Palace
Le Winter Palace trades at the top of the Cimiez market, with a marked gap between renovated lots of large volume and the more modest apartments left untouched. The small number of lots keeps that tension in place.

Frequently asked questions about Le Winter Palace
Is Le Winter Palace protected as a historic monument?
To our knowledge it is not among the listed or classified buildings — unlike Le Régina and Le Majestic. The building nonetheless remains an identified part of the Cimiez winter-resort heritage, and both the co-ownership rules and the planning rules govern work on the elevations. We have this point verified for every file.
Is the park private to the residents?
It belongs to the owners’ association. Its conditions of use and its share of the service charges are set out in the rules and in the calls for funds, which we give you before any decision. Across 57 lots, maintaining a park of this size is a real item.
Is upper Cimiez practical day to day?
It is a residential quarter: limited shops, no tramway, reliance on a car. In exchange, the quiet, the greenery and the volumes. It is a trade-off to accept, above all for a main home.
