Cimiez is the residential hill of Nice: the arena and the remains of the Roman town of Cemenelum, the monastery and its gardens, the Matisse museum, and above all the former Belle Époque palace hotels converted into apartments. It is where you buy quiet, volume and greenery ten minutes from the centre.

Cimiez in brief

One hill, several levels

Cimiez rises from boulevard de Cimiez, which climbs from the centre, up to the surroundings of the monastery and avenue Bellanda. The higher you go, the more quiet, open outlook and greenery you gain; and the further you are from the shops.

The Belle Époque palace hotels

Nice built a series of hotels at Cimiez in the late nineteenth and early twentieth centuries, today converted into owners’ associations: the Regina, where Queen Victoria stayed and where Matisse lived, the Riviera Palace, the Alhambra, the Majestic. These buildings offer apartments of very large volume, in unusual architecture.

Greenery and heritage

The arena park, the monastery gardens, the ancient olive trees: Cimiez is the greenest quarter within Nice itself, with a Roman and religious heritage that shapes the landscape.

What sort of property will you find in Cimiez?

The market divides into three families. Apartments in the former palace hotels, often very large, with spectacular features but service charges to match. Developments from the 1960s to the 1980s, by far the most numerous, with balconies, planted grounds and sometimes a pool, offering the best area-to-price ratio in the city at this standard. And a few villas and estates higher up, rarer.

What opens the gaps: the outlook and the view — over the bay, over the hills or over nothing —, the aspect, decisive on sloping ground, outdoor space, parking and the level of service charges.

Price levels in Cimiez

€6,000 to €8,000 per square metre, depending on the development, the aspect and the view.

For an equal budget, Cimiez offers appreciably more floor area than the seafront or the Carré d’Or. That is the central argument of the area: you buy three- and four-bedroom apartments where the same budget gives a two-bedroom flat on the Promenade. Apartments in the former palace hotels and properties with an open view sit above the usual range.

Buying a flat in Cimiez: prices by size

Across the 437 flat sales recorded in Cimiez between July 2024 and June 2026, a studio trades at about €150,000 for 28 sq m, a one-bedroom at about €270,000 for 56 sq m, a two-bedroom at about €450,000 for 79 sq m, a three-bedroom at about €633,000 for 101 sq m and a four-bedroom or larger at about €984,000 for 177 sq m.

Cimiez is the district of large flats: the median of 177 sq m on the biggest units exceeds both Mont Boron (149 sq m) and the Promenade des Anglais (151 sq m). The one-bedroom shows the most measured price per square metre in the district, around €5,050, against nearly €6,900 in the Carré d’Or and the Musiciens quarter — while three-bedroom flats trade at around €6,300: in Cimiez, it is the large family flats that carry the price per square metre.

Frequently asked questions about property in Cimiez

Is Cimiez well connected to the centre?

The quarter is linked to the centre by several bus routes and stays about ten minutes away by car. It is not served by the tramway: that is the main point to weigh for a buyer without a vehicle.

Are service charges high in the former palace hotels?

Yes, and that is to be expected: lifts, caretaking, grounds, protected façades, very large common parts. Those charges are justified by the amenities, but they must enter the calculation from the offer stage. We give you the association’s accounts before any decision.

What is my apartment in Cimiez worth?

The development, the aspect and the outlook count for more than the address. We carry out a free and confidential valuation, on site, based on the real sales on the hill.

Does Cimiez suit a family?

It is one of the best-suited areas in Nice: large apartments, green space, state and private schools nearby, and a quiet setting. The trade-off is the distance to the shops and to the sea.
