The Riquier quarter carries the port of Nice eastwards, between the Lympia basin, the Old Town and the lower slopes of Mont Boron. It is a living quarter, working-class in the best sense, in full transformation, and one of the most interesting ways into the port area. Our agency, terrazzo.immo, is at 10 quai Papacino, a few minutes’ walk away.

Riquier in brief

Place Riquier and its market

The quarter is organised around the square and its local shops, with schools and a market.

Nice-Riquier station

It puts the quarter a few minutes by train from Villefranche-sur-Mer, Beaulieu and Monaco.

Rue Arson, rue Barla, boulevard Riquier

These three roads structure the area and hold most of the older building stock.

Everything on foot, or a few minutes away

The port, the Old Town and the Promenade des Anglais are reachable on foot or by tram, and the motorway entrance is very close.

What sort of property will you find in Riquier?

Supply is dominated by apartments in bourgeois buildings of the late nineteenth and early twentieth centuries, often with fine ceiling heights, mouldings and running balconies, along with more functional post-war blocks. There are studios and one-bedroom flats sought after for buy-to-let, but also large family apartments on terms more accessible than on the seafront. Properties in the upper part of the quarter sometimes enjoy an open view over the port or the hill.

Price levels in Riquier

€4,000 to €7,000 per square metre, depending on the street and the building.

Riquier is the way into the port area: within walking distance of the Lympia basin, values here stay more affordable than on the quays themselves.

There is no single price per square metre for the quarter: the real distance to the port, the floor, whether there is a lift, the aspect and the state of the building create very large gaps from one street to the next. Two apartments of the same size, two hundred metres apart, can trade very differently. Only a visit allows a serious view.

The full district-by-district detail is on our page on property prices in Nice, calculated from the sales recorded between July 2024 and June 2026, sector by sector.

Buying a flat in Riquier: prices by size

Across the 622 flat sales recorded in Riquier between July 2024 and June 2026, a studio trades at about €143,000 for 26 sq m, a one-bedroom at about €209,000 for 42 sq m, a two-bedroom at about €280,000 for 64 sq m and a three-bedroom at about €350,000 for 76 sq m.

One fact is worth noting: in Riquier the price per square metre falls as the flat gets bigger — around €5,500 on studios against €4,500 on the larger units. That is the signature of a district where rental demand pulls small units up, and where a buyer looking for family space pays clearly less per square metre than in the neighbouring port, where two-bedroom flats trade at around €5,900 per sq m.

The most traded addresses: 31 rue Fontaine de la Ville (Castel Riviera, 22 sales), 13 rue Cais de Pierlas (10 sales), 5 rue Abbé Salvetti, 10 rue Smolett and 27 rue Édouard Scoffier. The district-by-district detail is on our page on property prices in Nice.

Frequently asked questions about property in Riquier

Is Riquier a good area to invest in?

It is one of the most coherent parts of eastern Nice for buy-to-let: demand is constant thanks to the proximity of the port, the centre and the station, and entry prices stay below those on the quays. Every building nonetheless calls for its own analysis, particularly on the state of the owners’ association.

What is my apartment in Riquier worth?

We carry out a free and confidential valuation, street by street, on the basis of real transactions. Call the agency on +33 4 89 15 85 83 or write to david@terrazzo.immo.

Why do prices vary so much from one street to the next?

Because Riquier is a quarter in transition. The real distance to the port, the quality of the building, whether there is a lift and the aspect weigh more here than anywhere else. That is also what makes it an area of opportunity for anyone who can read the addresses.

How long does it take to sell in Riquier?

The average across our listings is between 90 and 100 days, and a fairly valued property finds a buyer well before that. On small investment apartments, demand is particularly responsive.
