Mont Boron is the hill that closes the port of Nice to the east: a residential, wooded and discreet address overlooking the bay and Cap de Nice. Our office, terrazzo.immo, is at 10 quai Papacino, at the foot of the hill. We follow this sector daily, building by building and villa by villa.

Mont Boron in brief
Between the port and the lower corniche
The sector rises around boulevard du Mont Boron, boulevard Carnot and corniche André de Joly.
Several hundred hectares of pine forest
The forest park and Fort du Mont Alban offer paths high above the sea, from the baie des Anges to Saint-Jean-Cap-Ferrat.
Minutes from the centre
The port, the Old Town and the Promenade des Anglais are a short drive away, without the bustle of the centre.
A supply that cannot expand
The terrain and the protection of the forest park rule out any densification. The number of properties available is structurally limited.
What sort of property will you find on Mont Boron?
The sector divides between villas and quality apartment buildings from the 1960s to the 1980s, designed to capture the view: large dual-aspect apartments, wide terraces, garages and private grounds. The most sought-after properties combine a frontal sea view, generous outdoor space and a south or south-west aspect. Supply stays narrow: land is constrained by the terrain and by the protection of the forest park, which structurally limits the number of properties available.
Price levels on Mont Boron
€10,000 per square metre, and that is a floor.
Properties that combine a sea view, outdoor space and a good specification trade appreciably higher. Three factors explain the spread: the quality and openness of the view, genuinely usable outdoor space, and the level of renovation.
Two apartments of identical size, in the same building, can show considerable differences depending on the floor and the orientation. An average price per square metre therefore has no valuation value here: only a property-by-property reading is reliable.
The full district-by-district detail is on our page on property prices in Nice, calculated from the sales recorded between July 2024 and June 2026, sector by sector.
Buying a flat on Mont Boron: prices by size
Across the 136 flat sales recorded on Mont Boron, excluding Mont Alban, between July 2024 and June 2026, a studio trades at about €280,000 for 32 sq m, a one-bedroom at about €519,000 for 57 sq m, a two-bedroom at about €712,000 for 83 sq m and a three-bedroom at about €1,050,000 for 103 sq m.
On the hill, the price per square metre broadly rises with size: around €8,100 for studios, between €8,900 and €9,400 for one- and two-bedroom flats, then close to €10,600 for three-bedrooms and €10,900 for the largest flats, whose median sale approaches €1.9 million (on just nine sales). What is being paid for is not floor area but the view, and the volumes that come with it. Overall, Mont Boron trades at a median of around €9,300 per sq m, against €5,900 on Mont Alban, now treated as a separate sector.
The most traded addresses: 25 boulevard Carnot (Le Rosemont, also reached from 7 avenue du Cap Scott), 7 chemin des Crêtes (Le Parc Haussmann), 75 boulevard Carnot (Le Baccarat) and 122 boulevard Carnot (Eden Beach). The district-by-district detail is on our page on property prices in Nice.

We market apartments and villas on boulevard du Mont Boron, the lower and middle corniches, and the private roads of the hill. Supply is narrow: the best properties are often sold before they are advertised.
With supply this narrow, buying well starts before anything is listed. Our page on how we work with buyers explains how we position you on a property the moment it becomes available. And if you own a flat on Mont Boron that you occupy for only part of the year, our short-term rental management takes it on end to end — bearing in mind that Mont Boron is one of the four districts where holiday-let authorisations are capped.

Frequently asked questions about property on Mont Boron
Why is Mont Boron so expensive?
Because supply is scarce and cannot expand: the terrain and the protection of the forest park rule out any densification, while demand for a sea view in Nice keeps rising. That scarcity supports values over the long term.
What is my villa or apartment on Mont Boron worth?
We carry out a free and confidential valuation, based on transactions actually recorded on the hill. Call the agency on +33 4 89 15 85 83 or write to david@terrazzo.immo.
How long does it take to sell on Mont Boron?
The average across our listings is between 90 and 100 days, and a correctly priced property finds a buyer well before that. In a sector where supply is scarce, the opening price matters more than anywhere else.
Do you need a car on Mont Boron?
It is more comfortable. The hill is served by bus routes down to the port and the centre, but the gradient and the distance to shops make private parking decisive — and it weighs appreciably on a property’s value.
