Le Parc Haussmann occupies, on the ridge of Mont Boron, the estate that Baron Haussmann bought in 1866 to build his winter residence. The villa disappeared at the end of the 1950s; three buildings by Pierre Jensen replaced it in 1962-1963, in the middle of a 1.8-hectare park. It is one of the most consistently sought-after addresses on Mont Boron.

Le Parc Haussmann in brief

The address

The chemin des Crêtes runs along the crest of Mont Boron, between the port and the bay of Villefranche. It offers the widest open outlooks in Nice — over the Baie des Anges on one side, over the bay of Villefranche on the other depending on aspect — and immediate access to the Mont Boron forest park.

Haussmann, Kotschoubey, Victoria

Baron Haussmann acquired 2.5 hectares on Mont Boron in 1866 and received Napoleon III there in 1869. Forced to sell in 1881, he gave way to Princess Kotschoubey, who renamed the estate Palais Kotschoubey and received Queen Victoria there in 1896. The gatekeeper’s house still stands at the southern end of the plot.

Three buildings in a park

The present buildings were completed in 1962-1963 to plans by the architect Pierre Jensen. The scheme comprises 135 residential lots, a 1.8-hectare planted park and a swimming pool. The ratio of built area to planted area accounts for much of the address’s enduring appeal.

What sort of apartment will you find at Le Parc Haussmann?

Supply runs from the one-bedroom apartment of about 50 m² to the large family apartment of 140 m² and more, often with a balcony or a terrace. The 1960s layouts give generous living rooms and carefully considered aspects.

What makes the price: the aspect — Baie des Anges, bay of Villefranche or park —, the floor, the depth of the terrace, parking and the state of renovation. The level of service charges, driven by the park and the pool, has to be built into the offer from the outset.

The most recent published sales at Le Parc Haussmann

Here are the three most recent sales published for this address in the official property transaction database.

  • May 2026 — €551,000, 49 m², 2 main rooms, 2 ancillary lots sold with it, i.e. €11,238/m².
  • March 2026 — €875,000, 63 m², 2 main rooms, 2 ancillary lots sold with it, i.e. €13,825/m².
  • February 2026 — €1,050,000, 100 m², 4 main rooms, 1 ancillary lot sold with it, i.e. €10,484/m².

These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.

They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).

Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.

What sets the price of an apartment at Le Parc Haussmann

Le Parc Haussmann trades at the upper end of the Mont Boron market, with steady demand and enough turnover to give serious references. The gap between a renovated lot with a frontal sea view and an unmodernised lot facing the park remains very pronounced.

Frequently asked questions about Le Parc Haussmann

Are the park and the pool private to the residents?

Yes, they belong to the owners’ association — that is the major difference with Le Parc Vigier, whose park is public. It is paid for in service charges: a 1.8-hectare park and a pool represent a significant maintenance item, to be examined over the last three financial years.

Is Mont Boron practical day to day?

It is a residential quarter set high above the city: limited shops, heavy reliance on a car, real changes in level. In exchange you get quiet, greenery and open views. It is a trade-off to make consciously, above all for a main home with children.

Is anything left of the Haussmann estate?

The villa was demolished at the end of the 1950s. The gatekeeper’s house survives at the southern end of the plot. The history of the place is documented, but it should not be sold as built heritage that still stands.

What is my apartment at Le Parc Haussmann worth?

Aspect and condition determine most of the value. We carry out a free and confidential valuation, on site, based on the sales actually recorded in the development.
