The port of Nice is the city’s historic maritime quarter: the Lympia basin, the ochre façades of quai Papacino, quai Lunel and quai des Docks, place Île-de-Beauté and its church of Notre-Dame-du-Port. It is here, at 10 quai Papacino, that terrazzo.immo has its office. We live here, we work here, and we know this sought-after market building by building.

The port of Nice in brief
Between the Old Town and Mont Boron
A rare position: the city centre within walking distance, the hill immediately above, the sea in front.
Shops at the foot of the building
Restaurants and shops along the quays, tram line 2 close by, the Réserve beach and the coastal path a few minutes away.
Redeveloped quays
The gradual redevelopment and the arrival of well-known restaurants have transformed the standing of the quarter over the past few years.
10 quai Papacino
Our office is on the port. We follow this market daily, building by building.
What sort of property will you find on the port?
The supply is dominated by apartments in older buildings with character, often with generous ceiling heights, running balconies and, for the best of them, a direct view over the basin or the sea. There are also a few more recent developments set back from the quays, along with lofts and converted volumes in the inner streets. Upper floors served by a lift, open views and outdoor space are the criteria that open the price gaps.

Price levels on the port of Nice
€8,000 to €12,000 per square metre, depending on the view and the floor.
The port now trades at levels comparable to sought-after Paris districts. The range is wide: it depends above all on the view, the floor, the presence of a lift, the quality of the renovation and whether there is outdoor space.
A property overlooking the basin does not compare with one of the same size in an inner street. A valuation on the port therefore cannot rest on an average price per square metre: it calls for a close reading of the building and its aspect.
The full district-by-district detail is on our page on property prices in Nice, calculated from the sales recorded between July 2024 and June 2026, sector by sector.
Buying a flat at the port of Nice: prices by size
Across the 544 flat sales recorded in the port district, from place Garibaldi to quai des Docks, between July 2024 and June 2026, a studio trades at about €170,000 for 26 sq m, a one-bedroom at about €252,000 for 42 sq m, a two-bedroom at about €367,000 for 65 sq m and a three-bedroom at about €524,000 for 84 sq m. These medians locate the market; they say nothing about floor, view or condition, which is where the real spread lies.
The port does not behave like an ordinary district: large front-facing flats trade at a higher price per square metre than small ones on the courtyard, the opposite of what happens in Riquier or the Old Town. A three-bedroom facing the basin belongs to a scarcity market, with very little supply in any given year.
The most traded addresses over those two years: 12 quai Papacino (Le Florian, 21 sales), 8 quai des Docks (Le Neptune, 17 sales), 46 boulevard Stalingrad, 2 rue Boyer and 18 rue Arson. The district-by-district detail is on our page on property prices in Nice.

The addresses that carry weight
Quai Papacino, quai des Docks and quai Lunel
They hold the most prized buildings, looking straight out over the yachts and the façades of the Lympia basin.
Place Île-de-Beauté
Laid out as a semicircle around the church of Notre-Dame-du-Port, it is one of the most sought-after addresses in the quarter.
Boulevard Franck Pilatte
The Parc Vigier and Coco Beach stretch, on the hinge between the port and Cap de Nice, where buildings enjoy sweeping sea views.
The buildings we follow on the port
Le Florian, 10 to 14 quai Papacino
Our own building, fronting the Lympia basin, completed between 1969 and 1975. See the Le Florian page.
Le Neptune, 8 quai des Docks
240 apartments on the eastern side of the basin, with a parking ratio that is rare on the port. See the Le Neptune page.
Le Parc Vigier, 23 boulevard Franck Pilatte
The large seafront development at the foot of Mont Boron, on the former Vigier estate. See the Parc Vigier page.
Les Résidences du Cap de Nice, 25 boulevard Franck Pilatte
La Perle and Le Corail, two 1963 buildings protected under the Nice local plan, on the seafront at Coco Beach. See the page.
Le Bleu Rivage, 7-13 boulevard Franck Pilatte
Two 1968 buildings by d’Amico and François-Robert, facing the sea between the port and Coco Beach: 236 flats, one of the most traded addresses on the eastern seafront. See the page on Le Bleu Rivage.
Le Chambord, 19 boulevard Franck Pilatte
A 1962 residence by Pierre Jensen, the architect of Le Parc Haussmann, facing the sea between Le Bleu Rivage and Le Parc Vigier: 83 apartments over three halls, and the top of the boulevard’s prices. See the page on Le Chambord.

We regularly market apartments on quai Papacino, quai Lunel and quai des Docks, on place Île-de-Beauté and in the inner streets of the quarter. The portfolio moves quickly: some properties sell before they are advertised.
If you are buying on the port, our page on how we work with buyers sets out the acquisition side of our work: early selection, viewings arranged around you, a candid reading of the flat and of the building, then the negotiation. And if you own a flat on the quays that you occupy for only part of the year, our short-term rental management takes it on end to end.
You can also browse all our properties in Nice. On the port, call us before you start looking: we know what is coming up.

Frequently asked questions about property on the port of Nice
Is the port a good area to buy in?
Demand holds up all year and the scarcity of supply supports values. Every project still has to be looked at on its own terms: we give you our reading of the property and of the building before you commit to anything.
What is my apartment on the port worth?
We carry out a free and confidential valuation, based on transactions actually recorded in the quarter. Call the agency on +33 4 89 15 85 83 or write to david@terrazzo.immo.
Is the port noisy?
That depends entirely on the address and the aspect. An apartment on the quays lives to the rhythm of the terraces; the same building on the courtyard side, or a street set back, is genuinely quiet. It is something we check on every viewing, and it weighs on value.
How long does it take to sell on the port?
The average across our listings is between 90 and 100 days, and a correctly priced property finds a buyer well before that. On the port demand is constant: it is almost always the asking price that makes the difference.
