Le Château de l’Anglais is the pink, crenellated silhouette you catch sight of from the Basse Corniche, on the southern flank of Mont Boron. Built between 1856 and 1873 by Colonel Robert Smith, a British engineer officer back from India, it was converted into an owners’ association after the Second World War. It has been listed as a historic monument since the order of 20 June 2000.

Le Château de l’Anglais in brief
The address
Number 176 boulevard Carnot, also reached from 29 avenue Jean Lorrain, sits between the port and Cap de Nice, on the Basse Corniche road. You look down on the sea, you are a few minutes by car from the port of Nice and from Villefranche, and the footpaths of the Mont Boron park run above you.
A castle without an architect
Robert Smith designed the building himself, without engaging an architect. The battlements and turrets draw on the Red Fort of Delhi, which he had restored in India. The result, long mocked, has become one of the visual landmarks of the Nice coastline. Its demolition was contemplated in 1934 and abandoned in the face of local opposition.
What the historic-monument listing protects
The order of 20 June 2000 lists — rather than classifies, and the distinction is a real one — the elevations and roofs, the gardens on the plot, the neo-classical rotunda and the painted ceilings of several apartments. In practice: works affecting the protected parts fall under a specific consent regime, and the Architecte des Bâtiments de France is consulted.
What sort of apartment will you find at Le Château de l’Anglais?
Le Château holds a limited number of apartments, every one of them different: exceptional volumes, ceiling heights, original decorative schemes in some lots, and unusual layouts inherited from the original building and its extensions. This is not a standardised product, and it cannot be valued like an ordinary building.
What makes the value of a lot here: the view, the aspect, the presence of protected decorative work, private outdoor space and the real feasibility of any works given the historic-monument regime. A buyer needs to take that framework in before planning a project.
The most recent published sales at Le Château de l’Anglais
Here are the three most recent sales published for this address in the official property transaction database.
- May 2023 — €1,340,000, 119 m², 5 main rooms, 3 ancillary lots sold with it, i.e. €11,261/m².
- December 2022 — €600,000, 73 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €8,219/m².
- May 2022 — €950,000, 65 m², 3 main rooms, 2 ancillary lots sold with it, i.e. €14,615/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Château de l’Anglais
Sales here are rare: the building turns over little, and supply is counted in single units per year. It is the classic profile of a collector’s asset — narrow but determined demand, a value poorly correlated with district averages, and market references that have to be sought case by case.

Frequently asked questions about Le Château de l’Anglais
Is Le Château de l’Anglais a classified historic monument?
It is listed (inscrit), by the order of 20 June 2000, not classified (classé). The two regimes are distinct: listing requires prior notification of works on the protected parts, classification goes further. Several online sources, Wikipedia among them, write « classé »: that is inaccurate.
Can an apartment be renovated?
Yes, but within a framework. Work touching the elevations, the roofs, the gardens, the rotunda or the protected painted ceilings falls under a specific consent. That point is to be settled before the offer, not after: it governs both the budget and the timetable.
How many apartments are there?
The owners’ associations entered on the national register total 34 residential lots, but not every association on the site is necessarily recorded there. We prefer not to put forward a definitive figure: it is verified with the managing agents, and we do so for each file.
What is an apartment at Le Château de l’Anglais worth?
With two or three sales a year at best, no average per square metre means anything here. A valuation is built lot by lot. We carry it out free of charge and in complete confidence, on site.
