Le Grand Hôtel occupies 10 avenue Félix Faure, between place Masséna and the Old Town, facing the Promenade du Paillon gardens. A grand hotel of 1867 turned residential building, it has 252 lots, 109 of them apartments: one of the largest owners’ associations in the city centre, and one of the most traded.

Le Grand Hôtel in brief

The address

Number 10 avenue Félix Faure is exactly where the shopping centre meets the Old Town. The Promenade du Paillon — the city’s green corridor — is across the road, place Masséna two hundred metres away, the cours Saleya and the sea a five-minute walk, the tramway at the corner. It is an address where a car becomes optional, which matters: the building has no parking lots at all.

A former hotel turned residential building

The national register of owners’ associations records 252 lots, 109 of them for residential use, for a building constructed before 1949. It was built in 1867 as the Grand Hôtel, one of the first grand hotels for visitors to Nice, with shops on the ground floor from the outset; its façade was remodelled as an apartment building in 1919, according to the historical sources we have consulted. The current co-ownership rules date from 1983.

What you are buying here

An absolute city-centre address in a building of character: high ceilings, tall windows and, for the apartments on the south façade, an open view over the gardens — a rare thing in the heart of town. Demand is permanent, for a main home as for a pied-à-terre, and resale liquidity is among the best in Nice.

What sort of apartment will you find at Le Grand Hôtel?

Every size coexists here: sales published since 2022 range from 19 to 110 m². Studios and one-bedroom apartments are the most numerous, but the building also has large two- and three-bedroom apartments of 86 to 110 m², inherited from the hotel’s volumes, which sell regularly.

What makes the price: the side — façade on the Promenade du Paillon, or on the courtyard and side streets, is not the same property —, the floor, the condition and quality of renovation, which vary enormously from one lot to another in a building of this age, and the layout, sometimes unusual when it follows the hotel’s original plan.

The most recent published sales at Le Grand Hôtel

Here are the three most recent sales published for this address in the official property transaction database.

  • June 2026 — €215,000, 28 m², 1 main room, 1 ancillary lot sold with it, i.e. €7,798/m².
  • June 2026 — €1,120,000, 105 m², 4 main rooms, 2 ancillary lots sold with it, i.e. €10,654/m².
  • March 2026 — €188,000, 32 m², 1 main room, 1 ancillary lot sold with it, i.e. €5,875/m².

These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.

They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).

Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.

What sets the price of an apartment at Le Grand Hôtel

Le Grand Hôtel shows the widest price spread of any building we cover: across the twenty-three sales published from January 2022 to June 2026, the price per square metre ranges from one to three. That is not an anomaly, it is the building’s signature: a renovated apartment on a high floor, facing the gardens, is not comparable to an unrenovated lot on the courtyard.

For a seller, it means an average is useless and a price position has to be built lot by lot. For a buyer, it means the asking price has to be read with the floor, the aspect and the condition in front of you, not otherwise.

Frequently asked questions about Le Grand Hôtel

Is noise an issue at 10 avenue Félix Faure?

Avenue Félix Faure is busy, and the Promenade du Paillon is lively during the day. Apartments on the garden side face a pedestrian space, with no traffic directly beneath the windows; lots on the side streets are more exposed. The floor and the quality of the windows do the rest. We say so before the viewing.

Is there any parking?

No. The register of owners’ associations records no parking lot at Le Grand Hôtel. Buyers with a car turn to the nearby public car parks, on a monthly subscription. It is a point to build into the budget, and one reason the address appeals first to people who live on foot.

Are service charges high?

An old building of 252 lots, with several stairwells and lifts, large common areas and façades to maintain: charges are real, without being out of line for the city centre. We give you the last three financial years and the minutes of the general meetings before any decision, with the works voted or under consideration.

What is my apartment at Le Grand Hôtel worth?

In a building this active, comparables exist — but they spread across a very wide range. We carry out a complimentary and confidential valuation, on site, based on the sales actually recorded in the building and on what sets your lot apart.
