The instinct makes sense: more agencies, more buyers. It is wrong, and you can check it from your own sofa. Open two property portals and look for something like your flat.

What the buyer actually sees

The same apartment, three times, with three sets of photographs and sometimes three prices. He does not conclude that the property is well marketed. He concludes that it is not moving, that the owner is in a hurry, and that there is margin somewhere.

A property that appears once, at one price, with one set of images, tells the opposite story. Buyers decide on it faster and negotiate it down less.

What the agency actually does

Nobody commissions a professional photo shoot, an edited film, a premium slot on a portal and a 3D walkthrough for a mandate they have a one-in-ten chance of concluding. That is not bad faith, it is arithmetic.

Under a simple mandate, your property gets what costs nothing: a copied listing. Under an exclusive mandate it gets what costs, because we know why we are spending it. Our photography is entrusted to a professional who specialises in real estate and works outside the agency: we do not photograph properties ourselves, and we do not intend to start.

What it changes for you

One contact, from the first meeting to the signature at the notary’s office. The person who values your property is the person who shows it and defends your price. You will never explain your project twice, and you will never receive two contradictory opinions on the same day.

The opposite is true. We are members of the MLS Côte d’Azur, the region’s shared file of exclusive mandates, created in 2001: five hundred accredited agencies, from Fréjus to Menton, work the same properties.

Entrusting your property to one agency means entrusting it to five hundred. Entrusting it to ten agencies means cutting it off from those five hundred — only an exclusive mandate enters the MLS.

Three months, and our candour at the end of them

Three firm months, then tacit renewal. You are not the one committing for a long time; we are the ones committing for a short one.

During those three months you receive a regular written update, a report after every viewing and the marketing statistics. At six weeks we take stock and tell you whether the market is responding. At the end we tell you whether to carry on or to stop — including when the answer does not suit us.

And it costs less

5 % of the sale price including VAT, minimum €5,000 including VAT. Less than our simple-mandate scale at every price level — photography, film, social media, portals, MLS access and follow-through to the deed all included.
