Le Savoy-Palace stands at 3 promenade des Anglais, on the corner of rue Halévy, at the entrance to the avenue facing the Albert I gardens. Built in 1951 to plans by Honoré Aubert on the site of the first casino in Nice, it is a co-ownership of 84 lots, including 36 flats — one of the smallest on the seafront, and one of the most expensive per square metre.

Le Savoy-Palace in brief
The address
3 promenade des Anglais is one of the very first addresses on the avenue coming from place Masséna: the Albert I gardens opposite, Le Royal Luxembourg next door, the old town and cours Saleya five minutes’ walk away, the Carré d’Or behind. This is the most urban stretch of the seafront, the one where you live on foot, with the Baie des Anges under your windows.
A 1951 building on the site of the first casino in Nice
The site is that of the Cercle de la Méditerranée, the first casino in Nice, opened in 1867, which became the Hôtel-restaurant Savoy around 1920 — the building has kept the name. The current building was put up in 1951 by Honoré Aubert, one of the most prolific architects of post-war Nice: seven levels on a reinforced-concrete frame, a flat roof terrace, long horizontal balconies on both façades, wide openings to the south and south-west, shops at street level. The national register of co-ownerships lists 84 lots, 36 of them residential, with no parking lot, and co-ownership regulations dated April 1952.
What you are buying here
A corner seafront apartment in a small co-ownership, with a head-on view of the bay and a side view of the gardens. Buyers are after large upmarket apartments — a second home of real size, an exceptional pied-à-terre — and, for the studios, the Promenade at any price. Supply is scarce: six sales published in four years.
What sort of apartment will you find at Le Savoy-Palace?
Sales published since 2022 range from a 30 m² studio to a 175 m² four-room apartment, with three- and four-room apartments of 98 to 175 m²: the building is made up of large apartments, in keeping with the hotels that preceded it on the site.
What sets the price: how directly the apartment faces the bay and the floor, the depth of the balcony, condition and the quality of any renovation, and, in a building without parking, the possibility of parking nearby.
The most recent published sales at Le Savoy-Palace
Here are the three most recent sales published for this address in the official property transaction database.
- June 2026 — €375,000, 30 m², 1 main room, 1 ancillary lot sold with it, i.e. €12,500/m².
- June 2026 — €1,300,000, 97 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €13,402/m².
- April 2025 — €1,058,000, 94 m², 2 main rooms, 1 ancillary lot sold with it, i.e. €11,255/m².
These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.
They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).
Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.
What sets the price of an apartment at Le Savoy-Palace
Le Savoy-Palace trades at the very top of the Promenade’s range: across the eight sales published since 2022, prices per square metre run from around €7,400 to €13,400, and the five sales from July 2024 to June 2026 all sit between €11,200 and €13,400/m². That is the level of the best lots at the neighbouring Royal Luxembourg.
For a seller, scarcity works in your favour: an apartment at Le Savoy-Palace has few direct competitors. For a buyer, the high price is explained by the location, the view and the size of the co-ownership; the lack of parking is the only real compromise.

Frequently asked questions about Le Savoy-Palace
Is noise an issue at 3 promenade des Anglais?
Yes, as everywhere on the seafront, with the added bustle of the Albert I gardens and place Masséna here. Upper-floor apartments with recent glazing are quiet; those facing rue Halévy more so. We tell you before the viewing.
Is there any parking?
No. The register of co-ownerships lists no parking lot at Le Savoy-Palace. Buyers with a car turn to the neighbouring public car parks, by subscription. It is a point to build into the budget, as in most buildings on this stretch of the Promenade.
Are the service charges high?
A small seafront co-ownership, with a lift and façades exposed to sea spray, spreads its charges across few lots. We give you the last three financial years and the status of voted works before any decision.
What is my apartment at Le Savoy-Palace worth?
Comparables are few but very readable. We carry out a free and confidential valuation, on site, based on the sales actually recorded in the building and on this stretch of the Promenade.
