Supported by experts in wealth management, in art or in law, your consultant helps you optimise your personal, financial, legal, patrimonial and operational situation.
The first assessment is carried out free of charge. Implementing the recommendations then takes place on a quotation or an engagement letter, in line with your wishes.
These are not the statutory technical surveys — energy performance, asbestos, lead, electrical installations — which are the responsibility of a certified assessor and are attached to the sale.

Financial and wealth management
The day the sale is signed, another question begins. A seller who receives the price of their property does not wonder whether they sold well: they wonder what to do with it. We have that conversation before the sale, not after.
Three subjects come up. Capital gains tax first — allowances for length of ownership, exemptions, main residence: the net concerns you more than the gross. Reinvestment next — buying again, rebalancing, diversifying, and over what horizon, a decision that is prepared before the funds arrive. Transmission last — gifts, division of ownership, family property company: selling is sometimes the occasion to reorganise what remains.
This assessment is led by David Ghnassia, who holds a master’s degree in real estate asset management from Panthéon-Sorbonne and is a wealth management adviser specialising in taxation and planning law.
Wealth management advice falls under a regulatory framework distinct from that of estate agency work.

Works and project management
A property in need of refreshing sells badly because no one manages to imagine it otherwise. Before it goes on the market as much as after an acquisition, the question is the same: which works to undertake, in what order, and for what effect on value.
The assessment separates what is recovered on resale from what is a matter of comfort, costs each item and sets the timetable. For a property requiring works, we also publish 3D projections generated by artificial intelligence alongside the listing: the buyer sees the potential rather than the building site.
Implementation and the coordination of the trades are then entrusted to building professionals, on a quotation or an engagement letter.

Deeds and governance for families and businesses
A property rarely belongs to one person, and almost never to a single decision. Joint ownership arising from an inheritance, a family property company, division of ownership, articles of association and a shareholders’ agreement when the building is held by a company: the legal form of ownership often weighs as much as the price.
This assessment examines the existing deeds and the governance that goes with them — who decides, who signs, who receives, and what happens on the death or the departure of a partner. It is conducted with legal experts and leads, where appropriate, to the involvement of your notaire or your lawyer.
