Le Splendid stands at 50 boulevard Victor Hugo, on the corner of rue Berlioz and rue Gounod, in the heart of the Musiciens district. Built in 1965 by the architect Georges-Xavier Marguerita on the site of an 1883 hotel, the complex combines a residence of 287 lots — 92 flats, 82 parking spaces — with a four-star hotel: one of the largest co-ownerships in central Nice, and one of the most active.

Le Splendid in brief

The address

Boulevard Victor Hugo runs east-west through the Musiciens district, between the Carré d’Or and the station. At number 50 you are under ten minutes’ walk from the Promenade des Anglais via boulevard Gambetta, a quarter of an hour from place Masséna, among the bourgeois buildings of rue Berlioz, rue Gounod and rue Rossini. A quiet, tree-lined district of main homes, within walking distance of everything.

A residence and a hotel under one roof

The building, eight storeys above ground level, replaced in 1965 the former Hôtel Splendid, opened in 1883. It houses two distinct entities: the Résidences Splendid, and the Splendid Hôtel & Spa, a four-star hotel of 128 rooms with a rooftop pool. The national register of co-ownerships lists 287 lots, 92 of them residential and 82 parking lots, with co-ownership regulations dated August 1963.

What you are buying here

A 1960s apartment with a rational layout, in a co-ownership that has a parking space for almost every flat — a rarity in Les Musiciens, where most of the bourgeois buildings have none. Demand comes from owner-occupiers and investors alike, and resale liquidity is very good.

What sort of apartment will you find at Le Splendid?

Sales published from January 2022 to June 2026 range from a 28 m² studio to a 94 m² three-room apartment; three-room flats of 68 to 90 m² clearly dominate. The database also records several transfers of 14 m² maid’s rooms, between €52,000 and €75,500, which we leave aside below.

What sets the price: the floor and the aspect — onto the boulevard, the side streets or the inside of the block —, any balcony, condition, which varies widely from one lot to the next, and whether parking is included: most published sales come with one or two ancillary lots.

The most recent published sales at Le Splendid

Here are the three most recent apartment sales published for this address in the official property transaction database, excluding maid’s rooms.

  • April 2026 — €550,000, 74 m², 3 main rooms, 1 ancillary lot sold with it, i.e. €7,471/m².
  • April 2026 — €210,000, 28 m², 1 main room, 1 ancillary lot sold with it, i.e. €7,389/m².
  • February 2026 — €715,000, 83 m², 3 main rooms, 1 ancillary lot sold with it, i.e. €8,577/m².

These figures come from the French public property transaction database (Demandes de valeurs foncières, published by the tax authority), which is fed by notarial deeds and released several months in arrears. The amount shown is the price stated in the deed, before notary fees and transfer duties: depending on whether the agency’s commission was payable by the seller or the buyer, it may or may not be included.

They tell you nothing about the floor, the aspect, the view, the condition of the property or the quality of any renovation. The price also covers the whole transaction: where a garage, a cellar or a maid’s room was sold with the apartment, the price per square metre shown is mechanically inflated — which is why we state the number of ancillary lots. We exclude transactions whose price per square metre falls plainly outside the market (dismemberment of ownership, sales between related parties).

Two apartments of identical size in the same building can change hands at very different prices. These sales give an order of magnitude; they are not a valuation. To find out what a specific property is worth, ask us for a valuation.

What sets the price of an apartment at Le Splendid

Le Splendid is the most traded building in our pages for the Musiciens district: twenty transfers published from January 2022 to June 2026. Excluding maid’s rooms, prices per square metre run from around €5,000 to over €12,000, with most sales between €7,000 and €9,500/m². The top of the range corresponds to three-room apartments sold with two ancillary lots.

For a seller, this is an address where comparables are numerous and recent: the price is defended by what sets the lot apart, not by the district. For a buyer, it is a building where you can compare, and where a well-placed apartment at the right price does not stay long.

Frequently asked questions about Le Splendid

Is the hotel a nuisance for residents?

The residence and the hotel are two distinct entities. Depending on where the lot sits within the complex, the hotel activity is felt more or less; it is something we check and explain lot by lot before the viewing.

Can I buy with a garage?

It is one of the building’s great strengths: 82 parking lots for 92 flats, in a district where parking is scarce. Not every apartment has one; when a garage is sold with the lot, it weighs on the price, as the sales above show.

Are the service charges high?

A 287-lot co-ownership with lifts, car parks and large common areas has real charges, but spread across a large number of lots. We give you the last three financial years and the minutes of the general meetings before any decision.

What is my apartment at Le Splendid worth?

This is one of the addresses in Les Musiciens with the most comparables. We carry out a complimentary and confidential valuation, on site, based on the sales actually recorded in the residence and on what sets your lot apart.
